What’s different in Lorton

Laurel Hill’s gas furnaces are turning twenty, and Newington heats with heat pumps.

Better than eight in ten Laurel Hill owners heat with gas, and the median house there went up in 2002. Plenty of those furnaces are still the originals, which puts them at twenty-some years, the age when the moving and electronic parts start giving out: the inducer motor that clears the flue before each start, the pressure switch that proves it did, the control board that runs the whole sequence. Each one fails its own way, and what the furnace does in its first minute usually says which.

Newington, on Lorton’s north edge, is the other kind of heat. Its median home dates from 1981, more than half its homes are townhouses, and close to six in ten owners heat with electricity, which here means a heat pump with electric strips in the indoor unit to help on the coldest mornings and during defrost. When the strips are carrying the house all day, the heat pump itself has quit, and the electric bill is usually how people find out.

The Lorton Census place in the middle is about a quarter condos and apartments, where the heat is often a compact furnace or air handler squeezed into a utility closet with just enough room to pull the filter. Over a third of its homes are rented, so if you rent, call the owner first and then us; the repair is priced from the book for whoever pays it.

When an original Laurel Hill furnace does reach the end, the replacement is permitted work: a county permit comes with every gas furnace change, even an identical one, and so does a certified vent. That’s also the moment to choose between another standard furnace on the existing metal flue and a high-efficiency model piped through the wall in plastic, with a condensate drain of its own, which changes what happens to the water heater sharing that flue.

What you’d notice

What a failing furnace in Lorton usually does.

The power bill jumps but the house stays warm

In a Newington townhouse on a heat pump, an electric bill that leaps in a cold month while the house still feels fine usually means the backup strips are doing the heat pump’s job. On a mild day with the heat on, look at the outdoor unit: if its fan isn’t turning, call.

It lights, then shuts off

The burners fire and go out a few seconds later, over and over. That’s usually a dirty flame sensor, and cleaning it takes about ten minutes.

It won’t light at all

No glow, no flame. A cracked igniter is the usual part, and on a high-efficiency furnace a clogged condensate line can stop it cold too.

Choosing who fixes it

How to pick the best furnace repair company in Lorton.

Questions worth asking anybody who comes out, us included.

  1. Will they look at the water heater’s vent when the furnace is replaced?

In a gas Laurel Hill house the furnace and the water heater can share one metal flue. Swap in a high-efficiency furnace that exhausts through plastic pipe and the water heater ends up as the only thing on a flue built for both, which can keep it from drafting. The installer should check that before calling the job done.

  2. Will they price the part before they fix it?

Flame sensors, igniters and control boards all have a going rate. A tech who can’t tell you the number before starting is asking you to find out afterwards.

  3. Do they look at the venting, not just the flame?

Getting the burners lit is half a heating call. Ask whether they check the flue and test for carbon monoxide while the panel’s open.

  4. Do they know when a repair isn’t worth it?

A big repair on a furnace past 15 or 20 years deserves a replacement price next to it. A good tech puts both numbers in front of you and lets you choose.

Questions

Heating repair questions from Lorton.

How much longer will an original Laurel Hill furnace last?

Nobody can give you a date, but a furnace that went in with a 2002 house is in the years when replacement starts to make sense. Small repairs still pay on it: an igniter or flame sensor replaced is $240 to $410. A control board at $550 to $1,180 or a blower motor at $670 to $2,400 is the point to put a replacement price beside the repair.

Should I switch my heat pump to emergency heat when it’s cold?

No. Emergency heat shuts the heat pump out and runs the electric strips alone, which costs a lot more per hour. It’s for a heat pump that has broken down, not for a cold night. If you’ve needed it in a Newington townhouse this winter, the heat pump needs a look.

Do you work on propane furnaces in Lorton?

Yes, anywhere in 22079. The Census counts only a sliver of Lorton owners on propane, about three in a hundred, but if you’re one of them, say so when you book so the tech comes ready for it.

How much does furnace repair cost in Lorton?

The diagnostic visit is $99. A flame sensor cleaned is $95 to $180; an igniter or flame sensor replaced, $240 to $410; a control board, $550 to $1,180; a blower motor, $670 to $2,400.

Should I repair it or replace it?

Fix the small parts on almost anything. Before a big repair on an old furnace, look at the replacement number: a furnace alone, keeping the air conditioner you have, runs $4,285 to $14,040 installed, and the HVAC estimator gives your number in about a minute.
