Railroad-era I-houses in the village, and houses on acreage all around it.
More than nine homes in ten across 22728 are detached houses, and more than eight households in ten own the place they live in. The village alone is too small for steady Census figures, so the numbers here cover the whole ZIP.
The village is the one place in Fauquier County a railroad company created from scratch. In 1873 it bought farmland on both sides of the tracks where the old Carolina Road crossed them, cut it into small, narrow lots and sold them one by one, which is why old Midland is a little grid of streets around Midland Road and the railroad. The County’s 2018 plan dates at least half of the surviving historic buildings to 1880 through 1910, most of them wood-frame I-houses, and rerouting Route 28 in 2000 helped keep many of them standing. Expect a few decades of pipe and heat side by side in one of those.
Out from the village the houses get newer and the lots get bigger. About three homes in ten across the ZIP went up in the 1980s and 1990s, and about one in four since 2000. A heat pump or propane furnace from the 1980s or 1990s has usually been replaced at least once, and if the water lines went in between the late 1970s and the mid 1990s, look under the sinks for gray polybutylene.
Propane is big here. About one owner home in three heats with it, close to six in ten with electricity, and natural gas barely registers, roughly one home in a hundred. A few houses still burn oil or wood.

Heating
With a third of Midland homes on propane, a no-heat call here is often a propane furnace that won’t light: an igniter, a flame sensor, or a tank that’s run low. Most of the rest are heat pumps leaning on their backup heat. We don’t work on oil burners, but we’ll price a heat pump or a propane furnace to take one’s place.
Cooling
A heat pump is the air conditioner too, so the outdoor unit works every season and wears accordingly. The village’s 1880s and 1900s frame houses were built long before central air, and where there’s no room for ductwork, a ductless system cools the rooms without tearing into walls.
Plumbing
Midland has no FCWSA water system and no public sewer for houses yet, so nearly every home pumps its own well and drains to its own septic tank. The well pump and the tank belong to those trades. Everything in between, the pipes, fixtures, water heater and the drain line out toward the tank, is ours.

Your water
FCWSA, the county’s water and sewer authority, lists sixteen water systems in its 2025 report, and none of them is in Midland. Around the village, outside the airport, a house pumps its own well, and testing that water is up to you. Fauquier County’s plan, amended in February 2026, says planning is underway to bring public water to the homes already in the district.
Your permit office
Every Midland permit comes from Fauquier County, because the village has no government of its own. For our work that mostly means one rule: anything that burns propane takes a trade permit, new or replacement, while an electric heat pump or water heater going back in the same spot doesn’t. Adding a bedroom to a house on septic? The County wants the Health Department to verify the system first.

Your septic
The County’s 2018 plan for Midland says its soils mostly won’t take a drainfield, and calls failing drainfields a long-running problem for homes and businesses alike. That’s why it wants a sewer line from Bealeton to carry Midland’s waste to the Remington plant. So far only the airport has public sewer, and houses still drain to septic systems, which the Fauquier County Health Department permits.

Is there public water or sewer in Midland?
Not for houses yet. FCWSA runs no water system in Midland, and Fauquier County’s service district chapter, amended in February 2026, says the only public sewer serves the airport. The same chapter says planning is underway to bring water and sewer to the homes already in the district. Until a line reaches your road, the house has its own well and septic system, both permitted by the Fauquier County Health Department.
Why do so many Midland septic systems give trouble?
The ground. Midland sits in the Culpeper Basin, which the County’s plan describes as a nearly flat basin filled with sediment, and its soils generally don’t suit a drainfield. When every drain in the house slows at once, the question is whether the clog is in the pipe or the trouble is out at the tank. I live in one of the old village houses. What should I check first?
The pipes. Many of the old village houses date from the late 1800s and early 1900s, and a house that old has usually been replumbed a room at a time, so galvanized steel, copper and plastic can all meet under one roof. Galvanized pipe rusts from the inside, which usually shows up first as weak flow and rusty water. That’s a plumbing job for SwiftPro; the well itself is the well contractor’s.
What does a heat pump repair cost in Midland?
