What’s in a Town of Quantico house

Houses as old as 1915, small apartment buildings, and a few brand-new townhouses.

The 2020 Census counted 578 people and 376 homes in the Town. Of the 323 with someone living in them, 281 were rented, so the call to us is more often a landlord’s than a homeowner’s.

The houses. Prince William County’s address records list 143 houses in the Town, 96 detached and 47 attached, and date at least 59 of them to before 1940, the oldest to 1915. A house that age has usually had its pipes redone a piece at a time: galvanized steel supply here, cast iron drain there, copper or plastic wherever somebody opened a wall. Central air came decades after a house like that went up, so its ducts run wherever someone could make them fit.

The apartments. More than half the Town’s homes are units in small buildings on Potomac Avenue, Broadway Street, C Street and the numbered avenues. A handful of new townhouses and apartments went up on 3rd and 4th Avenues and C Street in 2024 and 2025, with new equipment and, most likely, PEX supply pipe.

The water. Marine Corps Base Quantico has piped the Town’s water in and taken its sewage away for nearly a hundred years, through mains the Town owns, and some houses still connect to mains that run down the alleys. That changes in 2026: the Town is replacing its mains and handing the whole system to Prince William Water.

What we fix in the Town

Old pipe, new mains, and air conditioning in houses built long before it.

Our plumbers and our heating and cooling technicians are separate teams, and one call books either one.

Heating

In the Town’s older houses the furnace or heat pump is rarely the first heat the house had, so it often sits wherever it fit: a closet, a crawlspace or an attic. We repair and replace gas and propane furnaces and heat pumps. We don’t work on oil burners; if an older house still burns oil, we’ll price a heat pump to take its place.

Cooling

The Marine Corps air station’s weather station, about a mile and a half down the shore, averages about 30 days a year at 90 degrees or hotter, and it measured a heat index of 118 in July 2011. Where a house or an apartment has no ductwork, or no room for it, a ductless mini-split cools and heats a room at a time.

Plumbing

Galvanized supply pipe narrows from the inside as it rusts, so weak pressure upstairs is a common complaint in a house that old. The 2026 water project brings new meters and sewer cleanouts, and a plumber wherever a house has to be moved off an alley main onto a new one.

The Town zones, the County permits, and the water is changing hands.

Your water

For now it’s the base’s water, run through the Town’s own mains. The Town’s water project, paid for largely by a state grant, replaces those mains, adds new meters and sewer cleanouts, and ties the Town into Prince William Water at Fuller Heights Road; Prince William Water then owns the system, runs it and bills you monthly. For a broken line, the Town’s Municipal Office, (703) 640-7411, shuts the water off; it answers weekdays from 9 to 2, and the Town’s water page lists an after-hours number.

Your permit office

The Town handles its own zoning and site plans, but Prince William County’s Building Development Division issues building and trade permits inside the Town. The County’s rules apply: a gas or propane furnace or water heater needs a permit even swapped like for like, while an electric water heater of the same size in the same spot, or a heat pump or air conditioner traded for the same type, doesn’t. A water heater that fails can be replaced first, with the application in by the end of the next working day.

Your sewer

Today the Town’s sewage goes to the base. Under the project, a new pump station near 3rd Avenue and River Road lifts it up to Prince William Water’s line at Fuller Heights Road. After the handover, Prince William Water’s rules cover the pipe from your house to its main, including its own permit and inspection before anyone repairs or replaces that lateral outside the house.

Can SwiftPro work on my base house at Quantico?

No. The base’s family housing office says housing aboard Marine Corps Base Quantico, 1,137 homes, is owned, managed and maintained by Liberty Military Housing, the company called Lincoln Military Housing until 2021. A dead furnace or a leak in base housing is Liberty’s to fix, and the base lists Liberty’s Quantico line as (703) 432-8500.

How does a SwiftPro van get to a house in the Town?

Along Fuller Road, the easement from Route 1 across the base to the Town. The gate checks everyone in every vehicle, and going anywhere on base other than along Fuller Road to and from the Town is federal trespassing. A Town resident or property owner whose base credential carries escort privileges can bring guests in their own car or in one more vehicle, five people at most. When you book, tell us you’re in the Town, and we’ll work out the gate with you before the visit.

Will I need a plumber when the Town switches to Prince William Water?

Possibly. The Town’s FAQ says houses tied to the old mains in the alleys will be moved onto the new mains, and a plumber will be needed to make that house connection. Prince William Water’s connection fee is already in the project’s budget, and the Town schedules the several hours your water is off with you ahead of time. If your house is one of them, our plumbing team will price the connection in writing.

What does a drain cleaning cost in the Town?

Clearing one fixture runs $200 to $800. Adding a sewer camera to that visit is $89, and before your lateral meets a new cleanout and a new main, it’s worth knowing what shape the old pipe is in.

What do I do if a pipe freezes in an old Town house?

Shut the water off first, at the house valve, or call the Municipal Office to shut it at the street, then call us. The air station’s normals put about 76 nights a year at freezing or below, and in late January 2026 wind chills from the Piedmont to I-95 fell to between 0 and 10 below, so in an old house the pipes to watch are the ones in an outside wall or a crawlspace.
