What’s different in Bristow

Bristow’s sewer lines are young plastic, laid in ground the county flags.

Bristow’s sewer lines are young. In Linton Hall, the Census place covering most of 20136, about three in four owner homes went up after 2000, and only about one in fifty before 1980. So a typical Bristow line is PVC. Orangeburg, the tar paper pipe buyers in older towns worry about, went into houses built before the early 1970s, and there are hardly any here. So in Bristow the camera checks the ground as much as the pipe.

On Prince William County’s own soil map, about seven tenths of the land inside Linton Hall is Category III, its problem soils, and nearly all the rest is Category II. Category III takes in high shrink-swell soil, compressible soil, undocumented fill and floodplain; Category II, a seasonal or perched high water table. Plastic pipe follows the ground it sits in, so a joint can pull open, or a run can drop where its trench gave way.

Prince William Water’s current standards spell out how a new line goes in: its own connection to the main for every lot, a brass-capped cleanout at the property line, and a camera run from the property line to the house before the county accepts it. Any look a Bristow line got when new was about twenty years ago, before the yard grew in.

About three in ten Bristow homes are townhouses, and Victory Lakes alone has 609. With a connection per lot, a backup in one unit of a row usually starts in that unit’s own line, not the neighbor’s. If a house here drains to a septic tank instead, the camera can still show the pipe out to the tank, but the tank and drain field are a septic contractor’s work. SwiftPro does no septic work.

By the numbers

Bristow houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

Bristow

  • Median home built2004 Census
  • Built before 1980hardly any Census
  • Built since 2000about 8 in 10 Census
  • Most homes aresingle-family houses, about 6 in 10 Census
  • Heated withgas, about 9 in 10 Census
  • Rentedabout 1 in 10 Census
  • Newer houses run PVC throughout, so a camera here is checking the grade and the joints, not the pipe wall.
What it costs

What a sewer camera inspection costs in Bristow.

Why we’re at the house decides which price you pay. On its own, the line often has to be cleared before the camera can see anything, and that’s what moves the number.

  • Sewer camera inspection, added to a visit$89
  • Sewer camera inspection on its own$500 to $1,700

A locator on the camera head marks the spot and its depth on the ground, so if something needs fixing you know where. If the line is fine, nobody talks about digging.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

When it’s worth a look

When to put a camera down the line in Bristow.

The cleanout cap in the yard is cracked or missing

Prince William Water asks owners to keep cleanout caps secured, and replaces a missing one as a courtesy if you call. An open cleanout lets rainwater and mulch into the line. Once the cap is back on, a camera run shows whether any of it stayed.

A newer house nobody has looked under

Plastic pipe doesn’t rust, but the trench it was laid in can settle and leave a sag that holds water and paper. If the line has never had a camera in it, nobody knows.

Water comes up the floor drain

When the washer empties and water rises in the basement floor drain, or a toilet gurgles while a sink runs, the main line isn’t carrying it all away. The camera shows why.

Who owns the line

Whose sewer line it is in Bristow.

Prince William County

Choosing who runs the camera

Questions to ask anybody who offers to put a camera down your line, us included.

  1. Will they mark which side of the property line the problem is on?

Prince William Water puts lines on private property on the owner. Ask for the spot marked on the ground and the footage saved. If it’s past your property line, take that footage to the utility.

  2. Will they show you what the camera finds?

Ask to see it and to keep a copy. “It’s roots” with nothing to show for it is a guess, and a guess is a bad reason to dig up a yard.

  3. Do they line and dig, or only one?

A company that only digs tends to see a dig, and one that only lines tends to see a liner. We do both, so the footage decides, not the truck.

Questions

Sewer camera questions from Bristow.

Is a backup in my Bristow house the utility’s problem or mine?

Ask the neighbors first. Prince William Water says to check whether their drains are slow or backing up too; if so, the main may be the cause, and that’s the utility’s call. If it’s only your house, the blockage is most likely in your own line.

My Bristow house is only twenty years old. Can the line have problems already?

Twenty years is long enough for backfill to settle and for roots from trees planted with the subdivision to find a loose joint. The camera tells you which, if either, before a slow drain turns into a backup.

How much does a sewer camera inspection cost in Bristow?

$89 added to a visit we’re already making, $500 to $1,700 booked on its own. The difference is clearing: a visit just for the camera often has to clear the line first.

Should I get a sewer camera inspection before I buy a house?

If the house is older or has big trees out front, yes. A standard home inspection usually doesn’t include one, and in most of Northern Virginia the line from the house toward the street is the owner’s to fix.

See the line before anybody digs.

Call, or book online and pick a window. You get the price in writing first, and if the camera says the line is fine, that’s what we’ll tell you.
