What’s different in Broad Run

The closest long temperature record to Broad Run is NOAA’s Warrenton 3 SE co-op station, about ten miles south-southwest. Its 1991 to 2020 normals put a July afternoon near 85 and, the part people forget, a July night that only drops to about 66. A house that never cools off overnight starts the next hot day already warm, so the system often runs late into the evening and starts again early. Add some three weeks a year at 90 or hotter, and NOAA estimated heat indices past 115 across Northern Fauquier on July 22, 2011.

Every owner home the Census counts in ZIP 20137 is a detached house, and the typical one dates from 1979. Just over half heat with electricity, which in houses like these is usually a heat pump, and the Census finds none on utility gas. So on most Broad Run properties the outdoor unit getting its spring visit has just carried the house through the winter, defrost cycles and all. Where a propane furnace heats the house, close to three homes in ten, the cooling is a separate outdoor unit sharing the furnace blower.

Storms find this corner of Fauquier, a fifth of a mile from Thoroughfare Gap. On April 6, 2017, an EF0 tornado with winds estimated at 85 mph snapped trees along Airlie and Blantyre Roads, its damage ending just short of I-66, within two miles of the village. On August 11 that year a second EF0 ran almost a mile and a half beside John Marshall Highway, from Blantyre Road to Beverlys Mill Road, dropping trees on power lines and homes. In August 2021 a 50 knot gust put a tree down on Beverley Mill Drive by the interstate.

After one of those, look before you switch the cooling back on: a limb across the top grille, fins pressed flat, the cabinet knocked off level, the disconnect box on the wall beside it hanging loose. Water is the other risk. FEMA maps a Zone A flood area within a few hundred yards of the village center, a September 2023 flash flood began its record just west of Broad Run, and in January 2024 high water closed Georgetown Road near Brookland Drive. If water got to the outdoor unit, leave it off, then call us after the storm and we’ll check it all.
