What’s different in Lorton

From 1949 ramblers to 2019 townhouses, Lorton’s sewer lines span seventy years.

Lorton’s sewer lines go back further than people expect: county records date the split foyers and ramblers of Pohick Estates, on LaGrange Street, Sylvania Street and DeVries Drive, from 1957 to 1972, and most of the one-story houses on Wiley Drive and Anzio Lane to 1949. Lines from those years are usually cast iron or clay, and some yards got Orangeburg, wood fiber pipe soaked in tar that slowly flattens under the soil. The camera tells you which.

The townhouse rows came next: Southgate Woods and Williamsburg Square in the early 1970s, Terrace Towne Homes of Gunston on Hagel Circle from 1973 to 1977, then Summerhill, Pohick Village and Washington Square through the 80s. Builders were switching the pipe to the street from cast iron to plastic in those years, so a 1975 townhouse could have either, or both, joined under the front walk.

Laurel Hill and its neighbors came after 2000: Lorton Town Center, Laurel Hill itself, Lorton Station South and Laurel Highlands between 2000 and 2012, and the county’s Laurel Hill Adaptive Reuse area and Liberty Townhomes from 2017 to 2021. That’s PVC all the way, and the trench under it can settle into a belly that holds water. A line no camera has seen has never been checked for one.

About 1 Lorton house in 10 drains to a septic tank, by the county’s records, including every house in Hallowing Point River Estates along River Drive. There our camera runs from the house to the tank’s inlet and stops; the tank and the field are a septic contractor’s. Fairfax County’s septic rules call for cleanouts up at the ground every 50 to 60 feet along that pipe, and where yours has them, that’s how the camera goes in. Septic lots get more room on our Lorton plumbing page.

What it costs

What a sewer camera inspection costs in Lorton.

Why we’re at the house decides which price you pay. On its own, the line often has to be cleared before the camera can see anything, and that’s what moves the number.

  • Sewer camera inspection, added to a visit$89
  • Sewer camera inspection on its own$500 to $1,700

A locator on the camera head marks the spot and its depth on the ground, so if something needs fixing you know where. If the line is fine, nobody talks about digging.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

When it’s worth a look

When to put a camera down the line in Lorton.

The lower level toilet gurgles when the tub drains

In a split foyer, like most of Pohick Estates, the lower level toilet sits lowest in the house, so a slow main line shows there first. If it bubbles when the upstairs tub drains, the trouble is in the line to the street.

Water comes up the floor drain

When the washer empties and water rises in the basement floor drain, or a toilet gurgles while a sink runs, the main line isn’t carrying it all away. The camera shows why.

It was cleared, and it’s back

A main line that needs clearing every year or two has a reason, and clearing it again doesn’t find it. A camera down the line after it’s cleared does.

Choosing who runs the camera

How to pick the best plumber for a sewer camera inspection in Lorton.

Questions to ask anybody who offers to put a camera down your line, us included.

  1. Will they put the camera in before the cutter on a pre-1972 line?

A cutting head run blind through Orangeburg can shred the pipe it’s meant to clear. On a Pohick Estates or Wiley line, ask them to look first and clear only enough to get the camera through.

  2. Will they show you what the camera finds?

Ask to see it and to keep a copy. “It’s roots” with nothing to show for it is a guess, and a guess is a bad reason to dig up a yard.

  3. Do they line and dig, or only one?

A company that only digs tends to see a dig, and one that only lines tends to see a liner. We do both, so the footage decides, not the truck.

Questions

Sewer camera questions from Lorton.

Who owns the sewer line under my Lorton yard?

You do, from the house to the county’s sewer, even where it runs under a public road. If sewage comes up a drain while nothing in the house is running, call the county’s 24-hour line, 703-323-1211, first: that points at its main.

I’m buying a 1960s house in Pohick Estates. What should the camera tell me?

What the line is made of, whether roots are in the joints, and how many feet out any trouble sits. In a 1960s house it can change partway, cast iron by the foundation and clay or Orangeburg beyond it. A home inspection usually stops at the foundation wall.

How much does a sewer camera inspection cost in Lorton?

$89 added to a visit we’re already making, $500 to $1,700 booked on its own. The difference is clearing: a visit just for the camera often has to clear the line first.

Should I get a sewer camera inspection before I buy a house?

If the house is older or has big trees out front, yes. A standard home inspection usually doesn’t include one, and in most of Northern Virginia the line from the house toward the street is the owner’s to fix.

See the line before anybody digs.

Call, or book online and pick a window. You get the price in writing first, and if the camera says the line is fine, that’s what we’ll tell you.
