Inside the town limits, Middleburg’s sewer code draws a clean line: the Town keeps up its mains and treatment works, and the private lateral, house to main, belongs to the owner of the house it serves. As amended in January 2014, it asks a new lateral to go in with tracer tape carrying a wire, six inches to a foot above the pipe from the cleanout to the house, so it can be found from above later.
Plenty of laterals here went in long before anyone asked for a wire. Of the 1,416 homes in ZIP 20117, 333 date from 1939 or earlier and 505 from before 1960, and the Town’s sewer was working by 1937, so the oldest houses were hooked up later. A drain like that can change materials partway out, cast iron under the house and clay tile toward the street, every joint a seam for roots. With no wire to follow, we trace the camera head’s transmitter across the yard and mark the run and depth.
This fall adds a dry year. The Town put mandatory water conservation in place on July 24, 2026, with its wells dropping. Roots chase moisture in dry soil, and a seeping clay joint is moisture they can reach. A line that drained fine all summer can slow in October; cutting the roots out buys time until the camera shows which joint let them in.
Not every house in 20117 drains to the Town. Inside the limits the code allows a septic tank where no Town sewer runs past the lot, or where reaching one would take a lateral over 200 feet from the property line; past the limits, the farms run on their own wells and septic.
