What’s different in Springfield

The Springfield rooms the original ductwork was never drawn to reach.

North Springfield’s typical owner home went up in 1957, and about two thirds of its homes predate 1960. Nearly all are single-family houses, and houses that age have often grown: a den pushed out the back, a carport walled in, a bedroom over a newer garage. The ducts in the basement were laid out for the house as built. Ravensworth and Kings Park, both nearly all built before 1980, show the same pattern.

Finished basements are the other big case. A 1960s Springfield basement that became a family room or a home office years later usually got whatever heat the main duct overhead could spare, a register or two and no path back to the furnace. That’s why it sits a few degrees off the floors above in every season. A wall head down there gives that floor its own thermostat for heating and cooling and leaves the upstairs alone.

Newington Forest and Newington are the townhouse end of town. Their typical owner homes date from 1984 and 1981, half or more of the homes are townhouses, and most owners already heat with electricity. The room that misbehaves there is usually the top-floor bedroom or a loft over the stairs. A mini split is a heat pump too, just sized for that one room, so it sits comfortably beside the system already outside.

Springfield proper holds most of the town’s condos, about a quarter of its homes, and about a third of homes there are rented. In a condo the association usually decides where an outdoor unit may go, and in a rental the owner signs off, not the tenant. Bring the condo documents to the first visit.

When it’s the right call
