Springfield’s gas furnaces, and the air conditioners worth keeping beside them.
Gas climbs the older the street gets. In Kings Park and North Springfield close to nine in ten owners burn it, and in Ravensworth, the small 22151 neighborhood where the typical owner home dates from 1964, nearly every one does. North Springfield’s typical owner home went up in 1957 and Kings Park’s in 1966, so the furnace in those basements today replaced one that had already replaced the original.
Many Springfield houses run a furnace and outdoor unit bought years apart. When the condenser’s label shows R-410A or one of the new A2L refrigerants and it went in during the last decade, keeping it usually makes sense; the new furnace then sits under the existing coil, so its cabinet width and blower have to suit that coil. An R-22 label means a unit most likely set before 2010, and then the pair, $8,898 to $23,000, is the better quote.
The bigger choice in a 1960s Springfield basement is how the new furnace breathes. A standard efficiency model can keep venting up the masonry flue it shares with the gas water heater. A condensing one pipes its exhaust through the nearest outside wall in PVC and sends its condensate to a floor drain or a small pump, and once it leaves, the water heater may be drafting by itself up a flue built for two appliances. Washington Gas, the gas company for most of Fairfax County, pays rebates on furnaces rated 95.1 percent AFUE or higher, in two tiers.
West Springfield runs about two thirds gas, and close to four in ten of its homes are townhouses, where the furnace usually stands in a lower-level utility room at the foot of a narrow stair, and that path gets measured before pricing. About one Newington owner in a hundred burns propane, and those furnaces are ours to replace too.

What a new furnace costs in Springfield.
The same price book our estimator runs on, for a gas furnace on its own, 2 to 5 tons, keeping the air conditioner you have. A single-stage furnace in a small house sits near the bottom; a modulating one in a big house, near the top.
- A gas furnace alone, keeping your air conditioner, installed$4,285 to $14,040
- A furnace and air conditioner together, installed$8,898 to $23,000
- Repair diagnostic visit, if it may be worth fixing$99
The HVAC replacement cost estimator narrows it to your house. Then a tech measures, and you get the installed price in writing, at no charge, before anything is ordered.
Natural gas or propane, in a house, a townhouse or a condo, we replace them all. Oil furnaces we don’t.
When a new furnace makes sense in Springfield.
The AC is young and the furnace isn’t
Compare the two labels. A condenser set in the 2020s beside a furnace from 2003 is a mismatch in age, not in parts: the furnace is what’s wearing out, and a quote for that one piece is the honest one.
It shares a chimney with the water heater
A high-efficiency furnace vents out the side in plastic pipe, which can leave the water heater alone in a chimney sized for two. Ask about that before you pick a furnace, not on install day.
The heat exchanger is cracked
It’s the wall that keeps the burner’s exhaust out of the air the furnace blows through the house. Nobody patches one; a crack ends the repair conversation.
Who signs off on a new furnace in Springfield.
Fairfax County
Fairfax County requires a permit to replace any gas appliance, even like for like: a gas water heater, furnace or boiler. Replacing a fuel-burning appliance also needs a chimney vent certification. Source.
How to pick the best furnace replacement company in Springfield.
Questions to ask anybody who quotes you, us included.
Did they quote both ways of venting it?
In a Kings Park or North Springfield basement, ask for a standard furnace on the existing chimney and a condensing one out the wall, each with whatever the water heater then needs written in. Two nameplates without that are half a comparison.
Did they size it to your house?
Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.
Did they check the air conditioner you’re keeping?
A new furnace has to work with the coil and the outdoor unit already there. Ask whether they looked at both before quoting a furnace on its own.
Will they tell you if it’s worth fixing?
A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.
What our customers say.
Ndung and Oscar were great. Everything went smoothly, and after the install they made sure to show me everything I needed to know about the new unit.

Furnace replacement questions from Springfield.
My Springfield AC went in three summers ago. Can the furnace go alone?
Usually, yes, once a tech confirms the coil fits the new cabinet and the new blower can deliver the airflow your air conditioner needs. The HVAC replacement cost estimator places your house inside the range first.
I rent out a Springfield condo. Does the county set a heat requirement?
Yes. Fairfax County’s property maintenance rules say a leased residential condominium has to hold at least 68 degrees in its habitable rooms from October 15 to May 1. With about a third of Springfield proper’s homes rented, a tired closet furnace is better priced in September than in January.
How much does a new furnace cost in Springfield?
$4,285 to $14,040 installed for a gas furnace on its own, keeping the air conditioner you have; size and efficiency set where yours lands. A furnace and air conditioner together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.
Should I repair it or replace it?
Fix the small parts on almost any furnace. Past fifteen years, with a repair over a third of the price of a new one, replacing usually wins. Not sure which you’re looking at? The diagnostic visit is $99, and the tech prices the repair before starting it.
