What’s different in Quantico

In Quantico the heat pump works both seasons, mostly for renters

By the Census survey, about 120 of the Town’s roughly 310 occupied homes heat with electricity, and about 180 with gas. In the duplexes and small apartment buildings that hold more than half the Town’s homes, electric heat usually means a heat pump: an air handler in a closet, a condenser on a pad outside. A gas home is the other job, where a heat pump takes the air conditioner’s place beside the furnace.

A heat pump works through both seasons. The air station logs 4,002 heating degree days and 1,512 cooling degree days a year, so one machine works in January and again in July, when the average high is 88. That running time is what wears the capacitor, the contactor and the fan motor, in both seasons. For comparison, replacing a furnace and an air conditioner as a pair is $8,898 to $23,000.

Winters here are mild enough for a heat pump to carry most of the season. January averages a low of 28 and a high of 45, and the air station sees about two nights a year at 10 degrees or colder. The December 2022 Arctic front took wind chills near the tidal Potomac to around 5 below. On nights like that the backup heat does the work.

Nearly two in ten of the Town’s owner homes heat with oil, by a Census sample of about 50 homes. It heats all winter and cools all summer, so it piles up hours an air conditioner never sees. Past 15 years, price the replacement beside any big repair.

It still runs R-22

Most heat pumps installed before 2010 hold R-22, which hasn’t been made since 2020. A leak on one is usually where recharging stops making sense.

    A heat pump leans on backup heat when the temperature drops. Ask whether the quote includes electric strips or keeps your gas furnace as the backup, and how the thermostat decides between them. A quote that skips this has skipped the part you feel in January.

  2. Did they size it, or copy the old label?

    Copying the old nameplate repeats whatever guess was made when the house was built. The wrong size runs worse in both seasons.

  3. Is the air handler in the price?

    A heat pump system is the outdoor unit plus the air handler inside. Ask whether the quote covers both, matched, in writing.

  4. Who sets up the backup heat?

    Set wrong, the electric strips run on mild days. Ask who programs the thermostat and at what outdoor temperature the strips may come on.
