A backflow preventer that’s leaking is trying to tell you something, and the message depends on where the water is coming from and whether it stops. Some leaks are the device working exactly as designed. Some are a worn part that a rebuild kit fixes in twenty minutes. A few mean the body cracked over the winter and the whole assembly is done. Here’s how to read each one, sorted by what you’re actually looking at.
First, figure out which device you have
Most Northern Virginia homes with a sprinkler system have a PVB (pressure vacuum breaker): a brass device about a foot above ground near where the irrigation line leaves the house, with a bell-shaped cap on top and two small test cocks on the side. Commercial properties, fire lines, and higher-hazard connections use an RPZ (reduced pressure zone assembly): a longer, heavier device with a relief valve underneath that has a visible discharge port. A double check assembly looks like an RPZ without the relief port and is usually on lower-hazard lines. The leak patterns below are grouped by device because the same drip means different things on each.
PVB leaks, pattern by pattern
Water spits from the top cap when the system starts, then stops
Normal. The air inlet under the bonnet is open when the line is unpressurized and snaps shut as pressure comes up. A quick burp of water on startup is the device closing. If it stops within a few seconds, leave it alone.
Water runs from the top cap continuously while the system is on
The air-inlet poppet isn’t sealing. Usually debris on the seat, a nicked or hardened rubber disc, or a weak spring. This is a rebuild: new bonnet and poppet assembly, seat cleaned, retested. It is also an automatic fail on test day, so fix it before the annual test rather than after.
Water leaks from the top cap when the system is off
Two candidates. If the isolation valve upstream of the device is leaking through, pressure is reaching a device that should be depressurized, and the poppet weeps. If the device has been through a freeze, the bonnet or the body under it may be cracked. A crack usually shows as a steady drip that doesn’t change with pressure. Cracked bodies don’t get rebuilt; they get replaced.
Leaking from the test cocks
The two small ball valves on the side. If they drip, the tiny seals inside are worn, or the valve was left a hair open after a test or a winterization. Close them fully first. If they still drip, they’re replaceable parts, cheap and quick.
Leaking at the unions or where the pipe meets the device
Not the device at all: a loose union nut, a failed union gasket, or a frost-heaved pipe stressing the joint. Tighten or re-gasket. If the joint keeps failing, the pipe is moving and needs support.
RPZ leaks, pattern by pattern
A quick spit from the relief port when water first flows
Normal. Pressure changes on startup momentarily flip the relief valve and it discharges a little water. Seconds, not minutes.
Intermittent dripping from the relief port
The relief valve is responding to pressure fluctuation on the supply side, which is common on streets with heavy morning irrigation demand or near a pump station. It can also mean the first check valve is starting to foul and letting pressure equalize across it. Intermittent drips are the “get it looked at this month” category: not urgent, but a device that drips today usually fails in a year.
Constant discharge from the relief port
The most common RPZ call we get. Almost always the first check valve is fouled or failed: debris holding it off its seat, a torn disc, or a spring that’s given up. Without a working first check, the zone between the checks stays at supply pressure and the relief valve does what it’s built to do: open and dump. It is protecting you, loudly and expensively, since that water can run all day. Shut the isolation valves and schedule the repair.
Heavy discharge only when something downstream is running
Points at the second check valve and backpressure. When a pump, a boiler, or elevated piping downstream pushes back harder than supply, a second check that isn’t holding lets that pressure into the zone and the relief valve opens. This is the exact event the device exists for, and it fails a test.
Water coming from the body, not the port
A hairline crack, nearly always freeze damage, sometimes from an impact. RPZ bodies are not repairable. Replace.
Two things never to do with a leaking backflow preventer
- Never plug, cap, or reduce the relief port or the air inlet. That discharge is the safety. Capping an RPZ relief port turns it into a pressure vessel with nowhere to vent, and capping a PVB bonnet defeats the whole device. We have seen both, and both are a real contamination risk plus an automatic test failure.
- Never “fix” a constant discharge by closing the isolation valve and forgetting it. Closing the valves is the right first move to stop the water bill. Leaving it that way through the season means the sprinkler system is off, the device is unrepaired, and the annual test is going to fail with a repair clock behind it.
Rebuild or replace: how the call gets made
If the body is sound, it’s a rebuild. Manufacturers sell complete repair kits for every common model: new check discs, springs, relief-valve diaphragm, bonnet poppet and seals. The tester pulls the internals, cleans the seats, installs the kit, and retests on the spot. If the body or a bonnet is cracked, or the device is old enough that parts are scarce, it’s a replacement, ideally with a model that’s easier to winterize than the one that just died. Either way, the retest is not optional: Virginia’s waterworks regulations require a test after any repair, and your utility wants that passing report on file. A failed device runs on a clock in most of Northern Virginia, 30 days to repair and retest in Loudoun and 15 days in Leesburg, so a leak found in spring is best handled the same week.
The winter connection
Ask where a leaking device came from and the answer is usually last January. Water trapped in a PVB or RPZ that wasn’t drained expands as it freezes, and the crack shows up as a leak the first time the system pressurizes in April. Leaking backflow preventer FAQ
Is it normal for a backflow preventer to leak water?
A brief spit on startup is normal on both PVBs and RPZs. Continuous leaking is not. Constant discharge from an RPZ relief port almost always means a failed first check; constant flow from a PVB cap means a fouled air inlet.
Why is my RPZ backflow preventer spitting water?
Because its relief valve is opening. That happens on pressure fluctuation (intermittent, minor), when the first check valve fails (constant), or when backpressure from downstream gets past the second check. A device that discharges constantly needs its checks rebuilt.
Can I fix a leaking backflow preventer myself?
You can close the isolation valves to stop the water and you can tighten a union. The internal rebuild is doable for a handy person, but Virginia requires a certified test after any repair, so the device has to be gauge-tested by a state-certified tester before the utility will accept it. In practice, one visit does both.
Why does my backflow preventer leak only when the sprinklers run?
Flow changes pressure across the checks. A check valve that holds at rest but leaks under flow has a worn disc or a weak spring, and it will fail the test. Same fix: rebuild kit and retest.
Does a leaking backflow preventer mean my drinking water is contaminated?
Not by itself. An RPZ that discharges is preventing contamination, not causing it. A PVB with a leaking air inlet has lost some of its protection. In both cases, the device needs repair before it can be counted on in the next pressure reversal.
How much water does a leaking RPZ waste?
A fully open relief valve on a residential-size RPZ can run several gallons a minute, which is thousands of gallons a day. That is why the first move is to close the isolation valves and the second is to book the repair.
