McLean water heaters: gas tanks, boiler-fed tanks and condo closets.
McLean is on Fairfax Water, but most of it isn’t served by Fairfax Water’s own plants: the utility’s 2026 report maps most of McLean in its Washington Aqueduct area, Potomac water treated by the Army Corps of Engineers. The river changes through the year and the tap follows it: Aqueduct water tested 5.6 to 10.9 grains of hardness per gallon in 2025, lowest in late spring and highest in December. That’s plenty for calcium to drop out as sediment on the floor of a tank, or crust the heat exchanger of a tankless, so a McLean flush is planned around the December number, once a year.
In the 1950s and 60s houses, close to four in ten homes in 22101, the gas water heater usually stands beside the furnace in the basement, often sharing its flue, and it’s several heaters removed from the one the builder put in. The newer big houses often run differently: two water heaters, or a single 75 or 80 gallon tank, sometimes with a recirculating pump for the far bathrooms. Two tanks means two flushes, so mention both when you book.
McLean is where we see boilers most. Hot-water heat is a regular part of our McLean heating work, far more than anywhere else we go. In many boiler houses the hot water comes from an indirect tank, a storage tank the boiler heats through a coil inside it. It has no burner or element of its own, and it still gets flushed.
In 22102, which takes in Tysons, close to half of all homes are in buildings of 50 or more units, and more than four in ten owner homes there heat with electricity. In those towers the water heater is often an electric tank in a utility closet over a pan. Some buildings make hot water centrally instead, and then there’s nothing in the unit to flush; your management office knows which.

Why people in McLean book a flush.
It’s the tank off the boiler
An indirect tank is quiet, with no burner to pop or rumble, so it hardly ever gets a second thought. The bottom still collects sediment through the Potomac’s hard months, and the drain at its base still wants opening once a year.
It lives in a condo closet
We flush it into a bucket or the laundry drain, not across the floor, and check the pan under it while we’re there.
It pops or rumbles
That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.
How to pick who flushes your water heater in McLean.
Questions worth asking anybody you call, us included.
Do they work on boilers?
If your hot water comes off a boiler, ask before you book. Draining an indirect tank means closing it off from the boiler piping first, and a company that does hot-water heat knows those valves. Ours does.
Do they check the anode rod and test the relief valve?
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
On a tankless, do they pump descaler through it?
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

Water heater flush questions from McLean.
How hard is McLean’s water?
Hard enough to plan around. Most McLean homes get the Washington Aqueduct’s Potomac water through Fairfax Water, and the Aqueduct’s 2025 tests ran 5.6 to 10.9 grains per gallon, hardest in December. A tank wants flushing once a year on that, and a tankless with no softener wants a yearly descale.
Our McLean house heats with a boiler. Is there still a water heater to flush?
Usually, yes. It may be a standalone gas or electric tank, or an indirect tank the boiler heats. Both collect sediment and both get flushed. Say it’s a boiler house when you book, so the tech knows what’s waiting downstairs. If the label puts the tank past 15, our McLean water heater page has the replacement prices.
Can you flush the water heater in a Tysons condo?
Yes, when it’s yours, which in a tower is often an electric tank in a closet. We drain it into a bucket or the laundry standpipe instead of across the floor and look at the pan underneath. If the building makes the hot water centrally, there’s no tank in the unit, and that system is management’s to maintain.
How much does a water heater flush cost in McLean?
$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
