What’s different in Aldie

Keeping a newer AC in Aldie, and the vent and BTU questions that follow.

Stone Ridge is where Aldie’s furnaces are oldest. Its median owner home dates to 2009, so a furnace that came with one of those houses is in its late teens, and the outdoor unit out back may already be on its second round. That’s the house a furnace on its own suits best: the newer air conditioner stays, and if its coil was changed along with it, the coil stays too, set back on top of the new cabinet.

Sizing is where Loudoun’s rules come in. The County wants a gas permit for every furnace swap, and since October 2025 a replacement skips plans review only if it keeps the BTUs and the spot. Builder furnaces were often picked on the big side, so a new one measured to the house as it stands often comes out the same size or smaller, which keeps it a straight replacement. Bigger, or moved, falls outside that exemption.

Then the vent. Some 2000s builder furnaces are the standard-efficiency kind, venting straight up through the roof in metal pipe, sometimes shared with the gas water heater. A high-efficiency replacement vents in plastic, usually out a side wall, and in Stone Ridge that counts as a changed flue. If the water heater shared the old pipe, the written price should say how it vents once the furnace leaves it.

Propane is a small slice of Aldie: about one owner home in twenty across 20105, and closer to one in seventy inside Stone Ridge, so most propane furnaces sit beyond its edges. They get the same job, with the new furnace converted for propane before it’s lit. In the condo buildings, Mercer Park or Stone Mill Corner among them, read the association documents before booking; they say whose furnace it is and may limit where a vent can leave the building.

  • Townhouse furnaces sit in closets and attics, so the new one has to fit the same space and the same way in.
  • The typical owner’s house here went up in 2013, so plenty of furnaces are still the builder’s originals, well short of twenty years.
What it costs

What a new furnace costs in Aldie.

The same price book our estimator runs on, for a gas furnace on its own, 2 to 5 tons, keeping the air conditioner you have. A single-stage furnace in a small house sits near the bottom; a modulating one in a big house, near the top.

  • A gas furnace alone, keeping your air conditioner, installed$4,285 to $14,040
  • A furnace and air conditioner together, installed$8,898 to $23,000
  • Repair diagnostic visit, if it may be worth fixing$99

The HVAC replacement cost estimator narrows it to your house. Then a tech measures, and you get the installed price in writing, at no charge, before anything is ordered.

Natural gas or propane, in a house, a townhouse or a condo, we replace them all. Oil furnaces we don’t.

When it’s time

When a new furnace makes sense in Aldie.

The outdoor unit is newer than the furnace

Check the year on each label. If the air conditioner is a recent one and the furnace came with the house, a failing furnace doesn’t have to take the cooling with it. Price the furnace alone and keep the newer half.

It’s the builder’s furnace, and it keeps failing

At least half the houses here went up since 2010, so the furnace is often the original and still young as furnaces go. A young furnace is usually worth repairing: get the $99 diagnostic and the repair price before anybody prices a new one.

The heat exchanger is cracked

It’s the wall that keeps the burner’s exhaust out of the air the furnace blows through the house. Nobody patches one; a crack ends the repair conversation.

Choosing who installs it

How to pick the best furnace replacement company in Aldie.

Questions to ask anybody who quotes you, us included.

  1. Will they tell you if the new furnace changes the BTUs?

In Loudoun that decides whether the gas permit needs plans reviewed first. Ask to see the new furnace’s input rating beside the old one’s before you sign.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Did they check the air conditioner you’re keeping?

A new furnace has to work with the coil and the outdoor unit already there. Ask whether they looked at both before quoting a furnace on its own.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

Furnace replacement questions from Aldie.

Does Stone Ridge have to approve a new furnace?

Not the furnace, which never shows from outside. The association only comes into it when the venting changes: its design standards want an approved application for a new or different flue, and none for one put back identical to the old.

My Aldie house is from the 2010s. Is the furnace due yet?

Usually not. Across 20105 the median owner home went up in 2013, so most furnaces here are in their early teens, and a repair is often still the right call. The diagnostic visit is $99, the repair is priced before any work, and the HVAC replacement cost estimator shows a new one’s range beside it.

How much does a new furnace cost in Aldie?

$4,285 to $14,040 installed for a gas furnace on its own, keeping the air conditioner you have; size and efficiency set where yours lands. A furnace and air conditioner together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I repair it or replace it?

Fix the small parts on almost any furnace. Past fifteen years, with a repair over a third of the price of a new one, replacing usually wins. Not sure which you’re looking at? The diagnostic visit is $99, and the tech prices the repair before starting it.

The range first, then your number.

Call, or book online and pick a window. A tech measures the house and puts the installed price in writing before anything is ordered, and if the old furnace is worth fixing, you’ll hear that first.
