What’s different in Dumfries

Dumfries lines change by street: old Town lots, 1970s rows, newer plastic outside.

Inside the Town of Dumfries about one owner home in ten went up before 1960, most on the older single-family streets. Town records date the houses on Whitehaven from 1930 on and Tripoli Heights from 1950 on, with newer ones in between. A line laid that early is usually clay or cast iron, and a 1950s or 60s house may drain through Orangeburg, pressed tar paper pipe that loses its round shape over the decades. On those lots the camera goes in before any cable does.

Most of the Town is younger. Close to half its owner homes date from 1980 through 1999, the townhouse rows among them: Williamstown from 1974 to 1991, Port O’Dumfries from 1974 to 1988, South Cove from 1988 to 1992. By then the pipe to the street was usually plastic. It won’t rust, but the Town’s plan lists shrink-swell clay and seasonal wetness among the soil problems here, and ground that swells and dries around a pipe can shift a joint or leave a low spot.

Then there are roots. The Town’s plan puts its woods between Main Street and Prince William Forest Park, with more along Dewey’s Creek and Cannonball Run. Prince William Water lists roots getting in through cracks among the reasons sewer lines overflow, and the camera finds the joint they came in by.

Past the town line, Montclair’s houses are mostly 1980s and 90s, median 1989, and Cherry Hill’s newer still, median 2005, so the camera there is checking grade and joints on plastic pipe. Some older lots in and around the Town still drain to septic systems older than the public sewer, the Town’s plan says. SwiftPro does no septic work; these prices are for lines that run to Prince William Water’s sewer.

What it costs

What a sewer camera inspection costs in Dumfries.

Why we’re at the house decides which price you pay. On its own, the line often has to be cleared before the camera can see anything, and that’s what moves the number.

  • Sewer camera inspection, added to a visit$89
  • Sewer camera inspection on its own$500 to $1,700

A locator on the camera head marks the spot and its depth on the ground, so if something needs fixing you know where. If the line is fine, nobody talks about digging.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

When it’s worth a look

When to put a camera down the line in Dumfries.

It only backs up after a hard rain

Drains that slow after a soaking rain and recover in dry weather point at water getting into the line: through a crack, or a downspout or area drain somebody tied in years ago. Prince William Water names both as causes of sewer overflows. The camera shows which.

Water comes up the floor drain

When the washer empties and water rises in the basement floor drain, or a toilet gurgles while a sink runs, the main line isn’t carrying it all away. The camera shows why.

It was cleared, and it’s back

A main line that needs clearing every year or two has a reason, and clearing it again doesn’t find it. A camera down the line after it’s cleared does.

Choosing who runs the camera

How to pick the best plumber for a sewer camera inspection in Dumfries.

Questions to ask anybody who offers to put a camera down your line, us included.

  1. Will they go in through the cleanout by the property line?

Prince William Water says the cleanout, a capped pipe into your line, usually sits near the property line. Starting there means nothing inside the house comes apart. Ask whether they’ll find yours first.

  2. Will they show you what the camera finds?

Ask to see it and to keep a copy. “It’s roots” with nothing to show for it is a guess, and a guess is a bad reason to dig up a yard.

  3. Do they line and dig, or only one?

A company that only digs tends to see a dig, and one that only lines tends to see a liner. We do both, so the footage decides, not the truck.

What our customers say.

★★★★★
We had Tyson out for our main line leaking underground, he explained the scope of work for replacement and set great expectations. They had the job done in a very timely manner and I couldn’t ask for more professionalism than he provided!

Questions

Sewer camera questions from Dumfries.

Who owns the sewer line from my Dumfries house?

Prince William Water puts the lines on private property on the owner, and repairing or replacing the lateral outside the house takes the utility’s own permit and inspection. Inside the town limits, the Town’s plumbing permit lists a building sewer too, by the 100 feet. For the stretch past your cleanout, ask Prince William Water.

We’re buying an older house inside the Town. Is a camera inspection worth it?

On a lot from before 1960, yes. A line that old can be clay, cast iron or Orangeburg, and nothing in the listing will say which. The camera finds the pipe, the joints and any roots, we show you what it finds before you close, and on its own it runs $500 to $1,700.

How much does a sewer camera inspection cost in Dumfries?

$89 added to a visit we’re already making, $500 to $1,700 booked on its own. The difference is clearing: a visit just for the camera often has to clear the line first.

Should I get a sewer camera inspection before I buy a house?

If the house is older or has big trees out front, yes. A standard home inspection usually doesn’t include one, and in most of Northern Virginia the line from the house toward the street is the owner’s to fix.
