What’s different in Bluemont

Bluemont sits on the Blue Ridge slope, and a county line runs through its boiler paperwork.

ZIP 20135 counts 1,272 owner homes, and more than half heat with electricity. Wood and other fuels heat about one in four, propane about one in seven, and utility gas about 3 percent, so a Bluemont boiler is likely fed by a propane tank in the yard. If one won’t fire on a cold morning, look at the tank gauge before anything else.

The village was first known as Snickers Gap and took the name Bluemont when the W&OD sold it to Washington summer visitors as a mountain resort. The houses have the age to match: the typical owner home dates from 1981, close to half predate 1980, and about one in three predates 1960. Those older houses are where cast iron boilers on chimneys turn up.

Most addresses in 20135 are in Clarke County, and most of the others are in Loudoun around the village. Virginia’s code exempts an appliance swap from a permit only when it doesn’t burn gas or oil, so in Clarke a propane boiler replacement is permit work, reviewed by the Building Department at 101 Chalmers Court in Berryville. On either side of the line, an emergency replacement can start first, with the application in by the end of the next working day.

Snow is the Bluemont story. The January 2016 blizzard left 36.6 inches a mile northeast of the village, the top total in Virginia, and February 2010 brought 30.1 inches in Bluemont itself. A condensing boiler vents through a side wall, so after a storm like that its intake and exhaust need digging out before it will run. A cast iron boiler on a chimney doesn’t have that problem, which is one reason to weigh a straight swap against a wall-hung condensing model at $12,782 to $16,500 installed.

What it costs

What it’s telling you

What your boiler is telling you in Bluemont.

Snow over the side-wall vent

When drifts bury a condensing boiler’s vent, its safety switch shuts the burner off to keep exhaust out of the house, and the radiators go cold until the pipes are clear. Keep a path shoveled to the vent, and if the boiler stays off once it’s clear, the $99 visit finds why.

Loudoun County

Loudoun County requires a permit to swap a gas water heater or furnace. Since October 2025, a replacement that keeps the same BTUs in the same spot needs no plans. Source.

In its fall clock-change reminder, Loudoun County’s fire and rescue system tells residents to check their carbon monoxide alarms, and recommends one outside each sleeping area and on each level of the home, tested monthly. Source.

Loudoun County Fire and Rescue says to have heating equipment and chimneys cleaned and inspected every year by a qualified professional, and to keep anything that can burn at least three feet from all heating equipment. Source.

Choosing who works on it

How to pick who works on your boiler in Bluemont.

Questions to ask anybody who quotes you, us included.

  1. Will they set the vent above Bluemont’s drifts?

Ask where the new vent will exit and how high off the ground, with drifts in mind, and whether a roof vent is an option instead. On a house that sees storms like 2016’s, a vent placed for an average winter can be buried in the bad one.

  2. Can they handle both halves of it?

A hot water boiler is half heating system (the burner, gas valve, flue and controls) and half plumbing (the water loop, circulator pumps, expansion tank, relief valve and zone valves). We hold a Virginia Class A license and run separate heating and plumbing teams, so each half gets a tech who does that trade every day.

  3. Does the quote say how it vents?

A new boiler can stay on the chimney or vent out the wall in plastic pipe. A good quote says which, and whether the chimney needs a liner, because that’s where two quotes for the same boiler usually split.

Questions

Boiler questions from Bluemont.

Which county permits a Bluemont boiler replacement?

The one your house sits in. Most 20135 addresses are Clarke County’s, permitted from Berryville, and the rest are mostly Loudoun’s, so check your address before the job is priced.

How do I know a Bluemont boiler is finished?

A leak from the heat exchanger itself, or a cracked cast iron section, ends it. The parts around it, the circulator, a zone valve, the expansion tank and the relief valve, are repairs. Which one yours is comes out of the $99 diagnostic, priced on paper.

Do you work on steam or oil boilers?

No. We work on hot water boilers, the kind that heat radiators or baseboard, on natural gas or propane. If yours is steam or burns oil, we’ll tell you on the phone, and a switch to a heat pump or a gas or propane boiler is ours to price.

Get the boiler looked at before the cold week.

Call any time: we run 24/7 emergency service. Or book online and pick a window. A tune-up is $69, a repair starts with the $99 diagnostic, and a new boiler gets a written price before any work.
