What’s different in Aldie

Aldie’s sump pits are young, and in Stone Ridge the water has a short yard to cross.

There’s no public tally of Aldie basements to quote you. The Census does count the rest: about six in ten homes in 20105 are single-family houses, about three in ten are townhouses, and 93 in 100 were built since 2000. Indoors, sump water doesn’t belong in the sewer. Loudoun Water’s rules define the building sewer as a pipe for household sanitary waste, and where the utility serves a house through one of its grinder pump systems, they bar sump pump, roof and foundation drain water from the grinder chamber outright. On the septic lots past the village, a drainfield is sized for the household’s wastewater, not groundwater. We don’t touch wells or septic, but a farmhouse sump pump is the same $697 replacement as one in Stone Ridge.

    If water is standing near the pit, an outlet or anything plugged in, don’t wade in to check. Call us, and only switch the power off at the panel from somewhere dry.

Does my Aldie townhouse have a sump pump at all?

Look on the lowest floor for a round lid, usually plastic, set into the slab in a utility room or under the stairs, often with a pipe rising out of it. That’s the pit. In a finished level, check behind the access panels. No pit, no pump.

My Aldie house is on a well. Is the sump pump part of that?

No. A well pump brings water into the house; a sump pump sends groundwater out of the basement. We don’t work on wells, but the sump pump is ours: $697 installed in the existing pit.

Does Aldie get the kind of rain that floods basements?

It gets the kind that closes roads. NOAA’s storm records note a water rescue on Tail Race Road by the Little River on April 30, 2014, a truck stuck in high water, and Braddock Road shut in several spots on December 18, 2023, when a coastal storm brought 1.5 to 4 inches across the region. FEMA maps the river’s edge there as a 100-year flood zone, but a house well away from it still fills its pit from the soaked ground around the footings.
