What’s different in Burke

Gas heat in Burke: basement furnaces near Lake Braddock, fewer in Burke Centre.

In the Burke Census place, which takes in Lake Braddock and Burke Lake Road, about 6 in 10 owner-occupied homes heat with gas and about 6 in 10 went up before 1980. Most are single-family, with the furnace in a basement or utility room, often not the first one to stand there. Washington Gas supplies most of Fairfax County, and the gas pressure at the furnace leads our list of readings.

There the air conditioner’s coil usually rides on top of the furnace, so all the winter heat passes through it. A coil packed with summer dust, or a filter last changed in August, chokes that air. Short of air, a gas furnace runs hot until a limit switch shuts the burners off, and the house swings between warm and cool. Temperature rise, how many degrees the furnace adds to the air moving past it, catches that early.

Inside Burke Centre only about 3 in 10 homes heat with gas, and plenty of those 1980s and 1990s furnaces have been traded for high-efficiency ones that exhaust through a wall in PVC. The Conservancy’s Architectural Standards keep gas appliance vents out of street view, on the rear or side of the house wherever possible. A pressure switch won’t let the burners light when those pipes can’t breathe, and proving it still works is part of checking the safeties.

The other 7 in 10 Burke Centre homes run on electricity, mostly heat pumps whose backup is a bank of electric strips: no burner, no flue, nothing for a gas gauge to read. A Burke Centre heat pump like that still gets a fall tune-up, at the same $69 a system as a gas furnace.

What it costs

What a furnace tune-up costs in Burke.

$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

  • Furnace tune-up, one system$69
  • Furnace tune-up, regularly$99
  • Heat pump, boiler or ductless mini split tune-up, one system$69
  • Comfort+ membership, a heating maintenance visit every fall included$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

When it’s worth doing

When a furnace tune-up earns its keep in Burke.

The pipes out back are under the leaves

On a Burke furnace that vents through the wall, the pipe ends often sit low on the back or side of the house, where leaves pile up in November and snow drifts in January. A blocked one keeps the burners from lighting at all, so clear them once the leaves are down.

The furnace lives in the attic

Up there it’s the one nobody looks at until the bedrooms go cold. A tune-up gets somebody up the ladder before that.

Before the first cold night

That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

Choosing who tunes it up

How to pick who tunes up your furnace in Burke.

Questions to ask anybody who quotes you, us included.

  1. Do they check it’s a furnace before they book one?

In Burke the heat changes at the Burke Centre boundary, and sometimes from one house to the next. A company that asks first sends a tech ready for your gas furnace or your heat pump. One that doesn’t may turn up with a gas gauge at a house that never had a burner.

  2. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  3. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Elvis Diaz from SwiftPro did a fantastic job of inspecting my HVAC system, he explained everything in a very professional way, for example, he recommended the right filter type to use. It is a job well done.

Questions

Furnace tune-up questions from Burke.

How late in the fall can a Burke furnace get its tune-up?

Any time, but before the furnace runs every night is best. A part flagged in September gets replaced on a mild afternoon, not on the first freezing one.

My Burke house heats with propane. Is it the same tune-up?

Yes, $69 for the furnace, with the gas pressure held to propane’s numbers rather than natural gas’s. Only a handful of Burke homes use it. At a Burke Centre house the Conservancy wants the tank in the rear or side yard, screened where the street, a parking lot or the neighbors can see it, and approved before it’s added or moved.

How much is a furnace tune-up in Burke?

$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
