What’s different in Orlean

Orlean is farm country on Leeds Manor Road, and its boilers burn propane from the tank.

Orlean’s Census figures come from ZIP 20115, the Marshall ZIP area that takes in the village, where electricity heats about 64 percent of owner homes, propane about 20 percent and natural gas barely registers. Closer in, the block group around Orlean, the village on Leeds Manor Road plus about 26 square miles of farms, counts 95 occupied homes on propane and 12 on utility gas. So a boiler here burns propane, and an oil one, of the few that heat homes in 20115, is outside what we work on.

The village sits about 611 feet up in what Virginia’s historic resources office calls rolling farmland, 3.2 miles from Thumb Run Mountain. The middle owner home in the 20115 area dates from 1986, yet more than four in ten went up before 1980 and about one in five before 1960, and those older ones are where a cast iron boiler on a chimney still heats the rooms.

Permits come from Warrenton, at the County’s Department of Community Development. A propane boiler is a fuel-fired appliance, so swapping one needs a permit, and trade permits go out over the counter with no plans. The nearest long-record station, a co-op site 11.7 miles off southeast of Warrenton, gives January a mean low near 25 and close to a hundred freezing nights a year, and the Hume mesonet, 4.1 miles northwest, logged a -8 wind chill in the 2026 Arctic outbreak.

Storms do the damage here. On June 22, 2022, gusts estimated at 80 to 90 mph ran from Ada and Meadowville to Bethel and Orlean, bringing down thousands of trees, and in August 2020 the Carter Run gauge near Orlean crested at 14.49 feet, past its 12-foot flood stage. A boiler needs power to circulate, so a long outage means a cold house even with a full propane tank.

What it’s telling you

What your boiler is telling you in Orlean.

The house warms slowly on the coldest days

A boiler that keeps up in November but falls behind on a 17 degree day, the temperature the County sizes heat for, may be short on water temperature, flow or size. The $99 visit checks the setting, the circulator and the boiler’s output against the house before anyone talks about replacing it.

Fauquier County

Outside the town limits, Fauquier County issues the permit. It wants one for any fuel-fired water heater, propane included, and for any heater being moved; an electric one swapped for a similar unit in the same spot counts as an ordinary repair. Trade permits go out over the counter the day the application comes in. Source.

Choosing who works on it

How to pick who works on your boiler in Orlean.

Questions to ask anybody who quotes you, us included.

  1. Will they check that the propane line can feed a new boiler?

A new boiler, especially a modulating condensing one at $12,782 to $16,500 installed, needs the right gas pressure at full fire. Ask whether the installer will check that the line from the tank and the regulator can feed it, so the boiler doesn’t starve on the coldest morning.

  2. Can they handle both halves of it?

A hot water boiler is half heating system (the burner, gas valve, flue and controls) and half plumbing (the water loop, circulator pumps, expansion tank, relief valve and zone valves). We hold a Virginia Class A license and run separate heating and plumbing teams, so each half gets a tech who does that trade every day.

  3. Does the quote say how it vents?

A new boiler can stay on the chimney or vent out the wall in plastic pipe. A good quote says which, and whether the chimney needs a liner, because that’s where two quotes for the same boiler usually split.

Questions

Boiler questions from Orlean.

Is Orlean too far out for boiler service?

No. Orlean is inside our service area. We tune propane boilers there for $69, and repairs follow a $99 diagnostic with the price in writing.

Should an older Orlean house keep its boiler?

If it heats with radiators or baseboard and the boiler’s heat exchanger is sound, usually yes, with the worn parts replaced. If the exchanger leaks, a new propane boiler keeps the radiators working, and a heat pump only makes sense where there are ducts.

Do you work on steam or oil boilers?

No. We work on hot water boilers, the kind that heat radiators or baseboard, on natural gas or propane. If yours is steam or burns oil, we’ll tell you on the phone, and a switch to a heat pump or a gas or propane boiler is ours to price.

Get the boiler looked at before the cold week.

Call any time: we run 24/7 emergency service. Or book online and pick a window. A tune-up is $69, a repair starts with the $99 diagnostic, and a new boiler gets a written price before any work.
