Basement furnaces in Broadlands, attic ones in Moorefield, gas almost everywhere.
Ashburn’s heating and cooling service calls lean toward winter more than any other town’s. That’s the argument for booking in September or October: a tired part found on a mild afternoon can be ordered and scheduled, not discovered the first night the house wants heat. Loudoun County’s fire and rescue system adds another: heating equipment is the leading cause of home fires in December, January and February.
Broadlands and Belmont lean toward big detached houses built mostly in the 2000s, and about nine in ten owners there burn gas. The main furnace usually stands in the basement, and many also carry a second one in the attic for the bedrooms. Each is its own tune-up, and in a house from around 2004 both may still be the builder’s, past twenty winters.
In Loudoun Valley Estates, Moorefield and Goose Creek Village more than half the homes are townhouses, most built after 2010, with the furnace in the attic or a top-floor closet. When the lowest floor stays cold, the furnace gets blamed. The temperature rise the tech measures settles it: either the furnace is short on heat, or it’s fine and the air loses it on the long trip down.
Two corners break the gas pattern. About a third of Moorefield’s owners heat with electricity, usually a heat pump with electric strips and no furnace, and that heat pump’s fall tune-up is the same $69 a furnace gets. In Goose Creek Village about one owner in ten burns propane, the most in Ashburn, and a propane furnace gets the same visit, its gas pressure checked against propane’s higher settings.

What a furnace tune-up costs in Ashburn.
$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.
- Furnace tune-up, one system$69
- Furnace tune-up, regularly$99
- Heat pump, boiler or ductless mini split tune-up, one system$69
- Comfort+ membership, a heating maintenance visit every fall included$199 a year
It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.
With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.
When a furnace tune-up earns its keep in Ashburn.
It lights, runs a few minutes, then shuts off
That on and off pattern often means a safety is doing its job: the limit switch cuts the burners when the furnace runs too hot, usually because too little air is getting through. An attic furnace’s filter is easy to forget. The temperature rise reading shows whether airflow is the cause.
It’s still the builder’s furnace
A furnace that went in with the house is close to 20 years old on a lot of these streets. That’s the age when inducer motors and control boards start to go, and a yearly look finds the tired ones before a cold night does.
The furnace lives in the attic
Up there it’s the one nobody looks at until the bedrooms go cold. A tune-up gets somebody up the ladder before that.
What the county says about furnace care in Ashburn.

In its fall clock-change reminder, Loudoun County’s fire and rescue system tells residents to check their carbon monoxide alarms, and recommends one outside each sleeping area and on each level of the home, tested monthly. Source.
How to pick who tunes up your furnace in Ashburn.
Questions to ask anybody who quotes you, us included.
Does the price cover the attic furnace too, or only the basement one?
In a Broadlands or Belmont house with two systems, ask how many furnaces the quote covers. Ours is per furnace, and each gets its own readings, so you know which of the two is weaker.
Do they say what the tune-up checks?
Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.
Will they tell you what can wait?
Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Furnace tune-up questions from Ashburn.
My Belmont furnace came with the house in 2005. Tune it up or just replace it?
Tune it up first. A twenty-year-old gas furnace can still be sound: if every safety trips when it should and its temperature rise falls inside the range printed on its label, it has earned another winter. If it turns up a cracked heat exchanger or a failing motor, that price comes in writing to weigh against a new furnace; our Ashburn furnace repair page lists common repairs.
How do I get my Ashburn townhouse ready for the visit?
Make a path: the pull-down attic stairs and the boards around the unit, or whatever’s stacked against the closet door. Have the filter size handy, and jot down anything odd from last winter, like a bang on startup or a squeal from the blower.
How much is a furnace tune-up in Ashburn?
$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.
Is this the Heating Check or the Clean Heat?
No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
