What’s different in Manassas

Manassas furnaces: a shared chimney in Loch Lomond, a tight closet in Sudley, propane out in Buckhall.

Inside the City of Manassas, gas and electricity split the owner homes almost evenly, so a City furnace tune-up starts with a question: is there a furnace? About half the City’s owners heat with electricity instead, usually a heat pump backed by electric coils in the air handler, and no burner anywhere. That heat pump is tuned up for $69 like any furnace, with the defrost, the backup coils and the airflow checked in place of a flame.

Loch Lomond is the oldest gas pocket around Manassas: three in four owners burn gas, and the median house dates from 1968. Many still send the furnace’s exhaust up the original masonry chimney, often beside the water heater’s. There the safeties that matter most are the pressure switch that proves the exhaust fan is pulling and the rollout switches by the burners, which trip when flame curls out because the exhaust has nowhere to go.

Sudley, in 20109, is close to half townhouses, median 1977, and six in ten owners burn gas. The furnace often sits in a closet or a small utility room with the AC coil stacked on top, pulling air back through a grille in the door. A solid door, a filter too dense for the return or a sofa against that grille makes the furnace heat too little air too hard, and temperature rise is the reading that catches it.

Buckhall burns more propane than anywhere else on a Manassas address, about eight owner homes in a hundred. A propane furnace runs its burners at close to three times natural gas pressure, about 10 inches of water column against 3.5, so the tune-up puts a gauge on it and checks it against what the maker calls for on propane. Half of Independent Hill went up since 2000, and plenty of furnaces there are the builder’s, near twenty years old.

What it costs

What a furnace tune-up costs in Manassas.

$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

  • Furnace tune-up, one system$69
  • Furnace tune-up, regularly$99
  • Heat pump, boiler or ductless mini split tune-up, one system$69
  • Comfort+ membership, a heating maintenance visit every fall included$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

When it’s worth doing

When a furnace tune-up earns its keep in Manassas.

The heat comes on, then quits before the rooms warm

On a closet furnace that’s often the high limit at work: too little air crossing the heat exchanger, so it overheats and the burners cut out to protect it. Change the filter and clear the return grille first. If it keeps happening, the tune-up’s temperature rise reading shows why.

Before the first cold night

That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

You just bought the house

The home inspector ran the heat for a minute. A tune-up runs it through a full cycle with the panel off, and tells you what the last owners left you.

Choosing who tunes it up

How to pick who tunes up your furnace in Manassas.

Questions to ask anybody who quotes you, us included.

  1. On propane, will they confirm the furnace was converted for it?

Most furnaces leave the factory set for natural gas, and burning propane takes a conversion kit: new orifices and a change at the gas valve, usually noted on a tag inside the cabinet. Ask the tech to confirm yours has one and tell you the pressure they read.

  2. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  3. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Questions

Furnace tune-up questions from Manassas.

How can I tell whether my City of Manassas house has a furnace or a heat pump?

Look at the indoor unit. A gas furnace has a gas pipe with a shutoff valve running in and a vent running out, metal toward a chimney or two white plastic pipes through a wall. A heat pump’s air handler has wiring, two copper lines and a drain. No gas pipe means a heat pump, and the tune-up is $69 either way.

Do you tune up furnaces in Manassas Park?

Yes. Manassas Park is its own city inside 20111, where seven in ten owners heat with gas. Same visit, $69 a furnace.

How much is a furnace tune-up in Manassas?

$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
