What’s different in Quantico

Quantico is a town of renters beside the base, so a boiler call here is usually a landlord’s.

The Town of Quantico is bounded by Marine Corps land and the Potomac, the town that cannot grow. Family housing aboard the base, 1,137 homes, is owned, managed and maintained by Liberty Military Housing, so a boiler on base goes to Liberty. Our boiler work in Quantico is in the Town, where the Census counts 310 occupied homes, 260 of them rented, and 50 owned.

Those 50 owner homes run old, the typical one built in 1950. Gas heats close to six in ten of them and oil close to one in five, with electricity the rest, and close to half are townhouses. A count this small carries wide margins, but the picture is a gas boiler in an older row house, venting up a chimney. Any oil boilers in town are outside our work.

In the Town, Prince William County’s Building Development Division issues building and trade permits, and the Town handles its own zoning approvals. A boiler that fails mid-winter can be replaced before the paperwork, provided the Division has the application by close of the next working day. Water comes from the Town’s own small system, which buys treated surface water from the base’s Mainside system.

The Marine Corps air station’s weather record, 1.6 miles south-southwest at the river’s edge, averages about 4,000 heating degree days, a January low of 28, and a couple of nights a year at 10 or colder. That’s a mild winter by Northern Virginia standards, which lets a tired boiler limp along until a hard cold night finds it out.

What it’s telling you

What your boiler is telling you in Quantico.

A building with more than one boiler

An owner of a duplex or a small building in Quantico may have a boiler per unit, of different ages. Ask for each one on its own written line after the $99 diagnostic, so the worst gets replaced first and the rest get the repair they need.

Choosing who works on it

How to pick who works on your boiler in Quantico.

Questions to ask anybody who quotes you, us included.

  1. Will they talk to both the owner and the tenant?

With most homes in the Town rented, the tenant lets the tech in and the owner pays. Ask whether the written price can go straight to the owner, and whether the tech will explain the problem to whoever’s at home.

  2. Can they handle both halves of it?

A hot water boiler is half heating system (the burner, gas valve, flue and controls) and half plumbing (the water loop, circulator pumps, expansion tank, relief valve and zone valves). We hold a Virginia Class A license and run separate heating and plumbing teams, so each half gets a tech who does that trade every day.

  3. Does the quote say how it vents?

A new boiler can stay on the chimney or vent out the wall in plastic pipe. A good quote says which, and whether the chimney needs a liner, because that’s where two quotes for the same boiler usually split.

Questions

Boiler questions from Quantico.

Do you work on boilers in base housing at Quantico?

No. Liberty Military Housing owns, manages and maintains family housing aboard Marine Corps Base Quantico, and the base is federal property, so on-base repairs go through Liberty. We work in the Town of Quantico.

Can a boiler as old as a 1950 Quantico house still be fixed?

Sometimes. Cast iron boilers of that age were built heavy, and when the sections are sound, a new circulator, relief valve or expansion tank keeps one going. When a section cracks or leaks, it’s done. A replacement runs $9,900 to $16,500 installed, and the $99 diagnostic tells you which side of that line yours is on.

Do you work on steam or oil boilers?

No. We work on hot water boilers, the kind that heat radiators or baseboard, on natural gas or propane. If yours is steam or burns oil, we’ll tell you on the phone, and a switch to a heat pump or a gas or propane boiler is ours to price.

Call any time: we run 24/7 emergency service. Or book online and pick a window. A tune-up is $69, a repair starts with the $99 diagnostic, and a new boiler gets a written price before any work.
