What’s different in Triangle

Boilers are rare in Triangle’s 2003 median home, but the older plats have them.

Triangle’s median owner home was built in 2003, and most of those newer houses heat with forced air. You will find them mostly in the older sections, like Carborough Heights or the first Graham Park plats, which date to the 1940s and 1950s. About one in six owner homes here predates 1960. If your house is from that era, a boiler is a likely candidate for your heat source, even if your neighbors use furnaces.

Space is the limit in Triangle’s early houses. A boiler there usually lives in a basement corner or a narrow closet under a masonry chimney, Mockingbird Heights included, and a wall-hung condensing boiler at $12,782 to $16,500 installed often fits where a big cast iron unit came out.

In many Triangle homes from the 1950s, that same chimney also serves a water heater. If you replace the boiler but keep the water heater on the chimney, the draft dynamics change. The quote must address how the remaining appliance vents safely, because an oversized flue can cause backdrafting or poor combustion for the water heater.

Prince William County’s fire department recommends a yearly inspection of the heating system and chimneys to keep fumes venting properly, and for a Triangle boiler that’s what the $69 tune-up covers. Gas heats about three in four owner homes in Triangle, so the boilers in those early sections are nearly all gas-fired, and their tune-up starts at the burner and the gas pressure before it moves to the loop. About six in ten owner homes are detached houses, and in the newer subdivisions from the 2000s a boiler is rare enough that the neighbors won’t know what one sounds like when it’s healthy.

  • Houses built here since 2000 almost all heat with forced air, so a boiler is the exception. When we find one, it gets the same tune-up and the same written price.
  • Most homes here heat with gas, so a boiler tune-up here starts with the gas pressure and the flame.

What it’s telling you

What your boiler is telling you in Triangle.

A 1950s chimney still vents two appliances

In Triangle’s pre-1980 homes, the masonry flue was there before the boiler was installed. A new condensing unit vents differently, and the connection between the old chimney and the new plastic vent can be a weak point.

Choosing who works on it

How to pick who works on your boiler in Triangle.

Questions to ask anybody who quotes you, us included.

  1. Do they ask how old the house is before they quote?

In Triangle the typical owner’s house went up in 2003, but more than a third are older than 1980, and those older houses are where a boiler, its chimney and its piping need the closest look.

  2. Can they handle both halves of it?

A hot water boiler is half heating system (the burner, gas valve, flue and controls) and half plumbing (the water loop, circulator pumps, expansion tank, relief valve and zone valves). We hold a Virginia Class A license and run separate heating and plumbing teams, so each half gets a tech who does that trade every day.

  3. Does the quote say how it vents?

A new boiler can stay on the chimney or vent out the wall in plastic pipe. A good quote says which, and whether the chimney needs a liner, because that’s where two quotes for the same boiler usually split.

Questions

Boiler questions from Triangle.

Do you service boilers in Triangle townhouses?

Triangle has 6.4% townhouses and 15.9% apartment or condo units. If the boiler is inside your private unit and you own the equipment, we service it. If it is a building asset managed by an association, we can handle it if the association grants access. We work on the heat source for your specific unit.

Is my Triangle boiler too old to repair?

A leak in the heat exchanger ends the unit’s life. The $99 visit identifies the part. We give you the cost before opening the panel, so you know if it is worth fixing a 1950s unit in Carborough Heights or swapping it.

Do you work on steam or oil boilers?

No. We work on hot water boilers, the kind that heat radiators or baseboard, on natural gas or propane. If yours is steam or burns oil, we’ll tell you on the phone, and a switch to a heat pump or a gas or propane boiler is ours to price.

Get the boiler looked at before the cold week.

Call any time: we run 24/7 emergency service. Or book online and pick a window. A tune-up is $69, a repair starts with the $99 diagnostic, and a new boiler gets a written price before any work.
