Who we work with
Dozens of property management companies and associations across Northern Virginia send us their heating, cooling and plumbing. Here’s how each one works with us.
Send the address, the tenant’s contact for access and who approves repairs. The diagnostic is a flat $99, and the repair comes back in writing for the owner to approve.
Same visit, same price as your own house. Heat, AC, water heaters and plumbing on one call.
The Comfort+ membership keeps the yearly visits on a schedule.
We sort out what’s the association’s and what’s the owner’s before anyone touches the equipment.

Virginia landlord law
Two sections of the Virginia Code cover most of it.
Virginia Code 55.1-1220 says the landlord keeps heating, air conditioning, plumbing and the other systems the landlord supplies in good and safe working order, and supplies heat in season and reasonable air conditioning where it’s provided. Equipment the lease puts under the tenant’s exclusive control is the exception.
Virginia Code 55.1-1229 sets access: at least 72 hours’ notice for routine maintenance the tenant didn’t ask for, no notice when the tenant asked for the repair, and entry without notice in an emergency.
What that means for a visit: tell us whether the tenant asked for it, who to call for access, and we set the time around it. Your lease and your attorney have the last word on a specific property.

Condos
By default in Virginia, unless the condo’s documents say otherwise.
Unless your condo’s own documents say otherwise, Virginia law makes the part of any duct, pipe or piece of equipment that serves only your unit part of your unit, even where it runs partly outside the unit, and the part that serves more than one unit a common element. Virginia Code 55.1-1912.
Equipment that serves only your unit but sits outside it, like a condenser on the roof or on your patio, is by default a limited common element assigned to your unit.
Unless your condo’s documents say otherwise, the owner maintains, repairs and replaces the unit and pays for it, and the association does the same for the common elements. The exception is damage that starts in the common elements, which is the association’s. Virginia Code 55.1-1955.
Fairfax County requires a mechanical permit to replace an HVAC system, and it permits condos and apartment buildings as commercial properties. Fairfax County on permits.
Condo HVAC in Northern Virginia has the systems, from water source heat pumps to through-the-wall units.

Yearly upkeep
Four visits a year, on a schedule.
Four visits every year: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit. Plus 15 percent off any service.
It’s $199 a year, or $20 monthly, and the dryer vent cleaning alone is normally $298. On a rental, that’s the yearly upkeep on a schedule instead of a call when something fails. How the Comfort+ membership works.

Asked on the phone
We do, for dozens of property management companies, landlords and condo associations across Northern Virginia: heating, cooling, water heaters and plumbing, on the same truck. Tell us the property address, who lets us in and who approves repairs, and we work it from there. The diagnostic is a flat $99, and repairs are quoted in writing before any work.
Yes, under Virginia Code 55.1-1220, unless the lease puts equipment under the tenant’s exclusive control. The landlord keeps heating, air conditioning, plumbing and the other systems the landlord supplies in good and safe working order, and supplies heat in season and reasonable air conditioning where it’s provided. Your lease and your attorney have the last word on a specific property.
Under Virginia Code 55.1-1229, the landlord gives at least 72 hours’ notice for routine maintenance the tenant didn’t ask for. If the tenant asked for the repair, no notice is needed, and in an emergency the landlord can enter without it. Tell us who to call for access and we work around it.
By default in Virginia, equipment that serves only one unit is part of that unit, even where it runs outside it, and the owner maintains and replaces it. A condenser outside the unit that serves only it is a limited common element assigned to that unit. The association handles what serves more than one unit. The condo’s own documents can change any of this, so they come first.
A flat $99, the same as any house. We find what’s wrong, and the repair is quoted in writing before any work, so whoever approves repairs sees the number first. A tune-up is $99 per system.
