An affordable plumber in Northern Virginia isn’t the one with the lowest number on the phone. It’s the one whose number doesn’t change. That looks like a posted visit fee (ours is $49 for a plumbing diagnosis visit, or $250 after hours), then a written price for the whole job before anyone picks up a wrench, and prices you can read on a website before you ever call. Ours are on our plumbing page.
Below: what to look for, what the common repairs actually cost here, where the real discounts are, how a membership and financing fit in, and the five tricks that turn a cheap quote into an expensive invoice.
What an affordable plumber in Northern Virginia looks like
Low and affordable aren’t the same thing. A low quote that grows by the end of the job is the most expensive kind there is. Here’s what fair plumbing pricing looks like, whoever you call:
- The visit has a price, and you hear it before anyone drives over. Not “we’ll waive it if you do the work,” not “depends.” A number.
- The job is priced, not the hour. You approve one number in writing for the repair. It doesn’t climb while the plumber works, and a slow afternoon isn’t your problem.
- The prices are public. A company that posts its ranges has already committed to them. You can compare before you book.
- After hours costs more, and they say how much. Nights and emergencies cost every plumber more to cover. The fair version tells you the after-hours fee on the phone.
- The license is real. Every plumbing contractor in Virginia is licensed by the state, and you can look the number up yourself in a minute on DPOR’s license lookup.
- Their own plumbers show up. Not a stranger the call center sold your lead to.
Notice what’s not on that list: the lowest number. The goal is the number you agreed to, and nothing added after.
What the plumbing diagnosis visit gets you
Our plumbing diagnosis visit is $49 in normal hours and $250 after hours, with someone answering the phone 24/7. For that, a licensed plumber comes to the house, finds what’s actually wrong, and writes down the price to fix it. You decide from there.
If you say yes, the work usually starts on the same visit, because the truck carries the common parts. If you say no, you’ve paid the visit and you’re holding a written diagnosis and a written price, which is exactly what you need to compare with anyone else.
Why charge for the visit at all? Because a plumber’s time in your house costs something no matter what. A company that says the visit is nothing gets paid for it somewhere else, usually inside the repair price, where you can’t see it. We’d rather show you the number.

What common plumbing repairs cost in Northern Virginia
These are our prices, the same ones on our plumbing page, not a national average. Each one is the repair. The diagnosis visit is separate.
| Job | Price | What moves it |
|---|---|---|
| Drain cleaning, one fixture | $200 to $800 | Which drain, how far down the clog is, and whether it takes a camera |
| Toilet repair | $250 to $900 | A flapper and fill valve at the low end, a pulled toilet with a new wax seal and flange higher up |
| Faucet repair | $150 to $400 | The brand and the cartridge |
| Shower valve repair | $250 to $450 | The brand, and whether the old cartridge comes out easily |
| Pipe repair | $450 to $650 | How hard the pipe is to reach, and the kind of pipe |
| Leak detection | $200 to $500 | How hidden the leak is, and the tools it takes to find it |
| Garbage disposal replacement | $550 to $900 | The size of the new unit |
| Main sewer line cleaning | $550 to $1,650 | Roots, the length of the line, and where it’s cleaned from |
Why a range and not one number? Because the same toilet repair is a ten minute part swap in one house and a pulled toilet with a rotted flange in the next. The plumber narrows the range to one number at your house, in writing, before the work. That’s the point of the visit.
Bigger plumbing jobs: water heaters and repiping
A water heater replacement runs $2,750 to $10,500, depending on the size, gas or electric, tank or tankless, and what it takes to bring the venting and the connections up to current code. From about $46 a month at 0% APR for 60 months, the whole price financed, on approved credit. The best deal we have on one right now is $500 off, and our water heater estimator prices yours in a couple of minutes.
Repiping a house runs $1,000 to $12,000, from a few runs of old pipe to every line in the house. From about $17 a month at 0% APR for 60 months, the whole price financed, on approved credit. Most leaks don’t call for it. One leak is a repair. It’s when the leaks keep coming in old galvanized or polybutylene pipe that a repipe starts to make sense, and a plumber who suggests it should be able to show you why.
Financing is there for these bigger jobs only, and the monthly figures above come straight from the lender’s terms. The details are on our financing page.
Repair or replace: the affordable call depends on the age
The smallest number on the day isn’t always the affordable one over the next few years. A good plumber tells you which side of the line you’re on, and why, and lets you decide.
- Repair it when the fixture or the heater is young and the problem is one part. A running toilet is a flapper or a fill valve. A dripping faucet is a cartridge. A leaking pipe in good copper is one section. Replacing any of those whole would be selling you something you don’t need.
- Think about replacing when the same thing keeps breaking, when the part costs close to a new unit, or when the thing is near the end of its life anyway. A tank water heater past about ten to twelve years that’s started leaking from the tank itself can’t be repaired. The tank is the part that failed.
- Replace it when it’s unsafe or when it’s taking other things down with it: a water heater with a corroded vent, a supply line that keeps bursting, old polybutylene pipe with a history of leaks.
If you’re told to replace something, ask the plumber to show you the problem. On a water heater, ask for the age off the label. On pipe, ask to see the failed section. On anything big, it’s reasonable to get a second written price before you say yes. That’s what our second opinion visit is for, whoever wrote the first quote.
And when it really is a repair, a plumber who quotes a repair is the one worth calling back next time.
Where the real discounts are on plumbing work
A real discount comes off a price you can already see. Here’s what’s running on plumbing right now:
- Water heater replacement: $500 off, any size, replaced by our own plumbers. Better than the $200 off coupon. Start with the water heater estimator.
- Water heater flush: $99, normally $199. We drain and flush the tank, check the anode rod, test the relief valve, and walk the house’s plumbing with photos. Book the flush.
- Sump pump replacement: $697 for a new pump put in by our own plumbers. See the sump pump deal.
- A second opinion on a big quote: holding a high number from somebody else? A plumber looks at what you were quoted on and tells you what it actually needs, and you don’t owe us anything for looking. Ask for a second opinion.
Every deal, with its terms, is on our offers page. Read the fine print on each one: some can’t be combined with others.
A plumbing membership, if you’d rather pay once a year
Our Comfort+ membership is $199 a year for dryer vent cleaning, a water heater flush, heating and cooling maintenance, and 15% off any service.
It’s built for the homeowner who’d book those visits anyway. The water heater flush is the plumbing piece: it clears the sediment that settles in the bottom of the tank, and the plumber who does it looks over the rest of your plumbing while they’re there. The discount applies to plumbing repairs too, so it comes off the next running toilet or clogged drain.
If you only call a plumber once every few years, skip it and pay for the visit when you need one. The details are on our membership page.
How to spot a cheap plumbing quote that isn’t
Most of the expensive plumbing stories we hear started with a low number. These are the five tricks behind them:
- The tiny trip fee. A service call advertised as next to nothing gets paid back once the plumber is inside: a separate diagnosis charge, or a repair priced high enough to cover the drive. Ask what the visit costs and what the repair price includes.
- Hourly with no cap. “Hourly plus parts” means a slow plumber costs more than a fast one, and you can’t know the total until it’s over. Ask for the job priced flat, or a not-to-exceed number in writing.
- “Starting at.” A “starting at” price is the easiest version of the job in the easiest house. Yours almost never is. Ask what yours will be, in writing, before work starts.
- The phone quote for something nobody’s seen. A number given over the phone for a leak or a clog nobody has looked at tends to grow at the door. A fair answer on the phone is the visit fee and a range.
- The scare and the rush. “This all has to be replaced, right now” is sometimes true and sometimes a sales line. On anything big, get a second written price. A plumber who’s right won’t mind.
Two more to watch for: a quote with no license number on it, and “materials” added as a line at the end that nobody mentioned before.
Six questions to ask any plumber before the work starts
Ask these on the phone or at the door, and the answers will tell you most of what you need:
- What does the visit cost, and what does it cost after hours?
- Is the repair priced as a job, or by the hour?
- Will I have the price in writing before you start?
- What happens if it turns out bigger once you open it up? The right answer: you stop, show me, and write a new price before going on.
- What’s your Virginia license number?
- Is the plumber who comes your own employee?
Our answers: $49, $250 after hours; priced as a job; yes, in writing; we stop and show you; Virginia Class A license 2705192276; yes, our own plumbers.

Affordable plumber questions
How do I find an affordable plumber in Northern Virginia?
Look for posted prices, a stated visit fee, the job priced in writing before work starts, and a Virginia license you can look up. A low phone quote that can grow is the expensive kind.
How much does a plumber cost in Northern Virginia?
At SwiftPro the plumbing diagnosis visit is $49, or $250 after hours. Common repairs run $200 to $800 for one clogged drain, $250 to $900 for a toilet repair and $450 to $650 for a pipe repair. Every range is on our plumbing page.
What is a plumber’s service call fee?
It’s what the plumber charges to come out, find the problem and price the fix. Ours is the $49 plumbing diagnosis visit. Be careful with service calls advertised as nearly nothing: the cost usually shows up in the repair price instead.
Is it better to pay a plumber hourly or by the job?
By the job. A flat price in writing can’t grow while the plumber works. If a plumber only works by the hour, ask for a not-to-exceed number before they start.
How much does an after hours plumber cost?
Our after-hours plumbing visit is $250, and the phone is answered 24/7. The repair is priced the same way as in the daytime, in writing before the work.
Can I finance a plumbing job?
For the big ones, yes, on approved credit: a water heater replacement or a repipe. Smaller repairs are paid at the visit. The terms are on our financing page.
Is a plumbing membership worth it?
It is if you’d book the visits it covers anyway. Comfort+ is $199 a year and includes a water heater flush, dryer vent cleaning, heating and cooling maintenance, and a discount on any service, plumbing included.
How do I know if a plumbing quote is too high?
Compare it to posted prices, ask what’s included and whether it’s priced by the job, and get a second written quote on anything big. We’ll look at another company’s quote and you don’t owe us anything for looking.
Should I repair or replace my water heater?
Repair it when it’s young and one part has failed, like a thermostat or a heating element. Replace it when the tank itself leaks, which can’t be fixed, or when it’s past about ten to twelve years and repairs keep coming. Our water heater estimator prices a replacement for yours in a couple of minutes.
Do plumbers charge more after hours?
Most do, because nights and weekends cost more to cover. The fair version tells you the number before anyone drives over. Ours is $250 after hours, and the repair is still priced in writing before the work.
