Replacing a heating system in Annandale costs more than the same job in Woodbridge or Ashburn, while the everyday service calls cost exactly what they cost anywhere else. It is the replacements that run high, and the reason is worth understanding before you get a quote.
Annandale is a retrofit town. The community was named in 1830 and the Little River Turnpike had already run through it since 1806, but the housing you live in is postwar: ramblers, split levels and colonials from the 1950s and 60s, built for a heating system nobody installs anymore, then updated piecemeal for seventy years. When we replace a system here, we are frequently not just swapping a box. We are correcting venting, undersized returns, a flue that was sized for two appliances, or ductwork in a crawlspace that has been leaking since the Eisenhower administration.
That work is real and it is in the price. A quote that does not include it is a quote for a different job.
What is in an Annandale house
Gas furnaces, mostly, with central air added later, plus heat pumps in the townhouses and the all-electric pockets. Radiators exist here but they are the exception, not the rule.
The pattern we see constantly: a furnace that has been replaced once or twice in the same closet or basement corner, connected to the original 1958 supply trunk and one hallway return. The equipment is modern, the distribution is not, and the symptoms get blamed on the furnace.
The other pattern is the crawlspace. A lot of these houses run ductwork through a vented crawlspace, and sixty years of settling, rodents and disconnected flex ends up as heat delivered under the floor rather than into the room. If your floors are cold and the furnace seems fine, that is where to look.
Symptoms, and what each usually is
Lights, runs a few seconds, shuts off, tries again. Flame sensor. $95 to $180. Our most common no-heat call anywhere.
Clicking, no flame. Hot surface igniter, $240 to $410.
Runs fifteen minutes and shuts down. Overheating, which means airflow, which in this town means the filter, the blower wheel ($300 to $440 to clean), or the return. Ask for airflow to be measured before a third part gets quoted.
Cold floors and cold far rooms while the thermostat is satisfied. Duct losses, most likely in the crawlspace. This is not a furnace repair. It is a duct repair, and it is usually the cheapest real improvement available in a 1950s Annandale house.
Nothing happens at all. Thermostat batteries, the switch on the wall by the furnace, the breaker. Then the control board at $550 to $1,180, or a clogged condensate trap at $175 to $420 on a high efficiency unit.
A smell of exhaust, or a carbon monoxide alarm. Turn the furnace off, open windows, leave, call from outside. The Consumer Product Safety Commission’s most recent count puts heating systems second among causes of non-fire carbon monoxide deaths, with most of them between November and February. Virginia requires alarms in new construction with fuel burning appliances and has no retrofit rule, which means a 1958 Annandale rambler has one only if somebody bought it. Buy it.

- Diagnostic visit: about $99.
- Flame sensor cleaned $95 to $180; igniter or sensor replaced $240 to $410.
- Condensate drain or trap: $175 to $420.
- Thermostat: $300 to $640.
- Blower wheel cleaned: $300 to $440. Blower motor: $670 to $2,400.
- Control board: $550 to $1,180. Inducer motor: about $1,950.
- Heat pump defrost board: $450 to $1,150.
The chimney question, before you buy a high efficiency furnace
This is the Annandale surprise, and it is the same one we see in Alexandria’s older neighborhoods. If your furnace and your water heater share a masonry chimney, and the new furnace is a 96 percent unit venting in PVC out a side wall, the water heater is left alone on a flue sized for two appliances. The fuel gas code requires the chimney to be examined before a new appliance goes in, and when the flue is now oversized, the exhaust cools and condenses inside it, which eats the mortar and can weaken the draft enough to spill combustion products into the basement.
The fix is a liner or a power vent water heater. It is a modest number. What matters is that it appears in the quote rather than in a phone call three weeks later, and it is part of why an honest Annandale replacement quote runs higher than one two towns west.
What replacement costs, and what helps pay for it
A furnace alone runs $4,498 to $12,300 installed. A furnace and air conditioner together run $8,898 to $23,000 by system size. Annandale quotes tend to land in the upper half of those ranges, and that reflects the corrections above more than the equipment itself.
Washington Gas is paying $500 on a 95.1 to 96.9 percent furnace, $700 at 97 percent and up, and $100 on a smart thermostat, through contractors in its network. The federal tax credit is gone: the IRS is explicit that it ended for equipment placed in service after December 31, 2025.

Run the heat for an hour. Change the filter. Get a carbon monoxide alarm on each sleeping floor if there is not one. And if the floors have always been cold in the back of the house, have someone put a light in the crawlspace this fall, before the ground freezes and the answer gets more expensive.
