A SwiftPro plumber sweating a copper supply pipe joint inside an opened wall during a repipe in a Northern Virginia home

Whole-house repipe in Ashburn, copper or PEX.

Repipe jobs we’ve done have run $1,000 to $12,000, and a whole-house number is written after a walk-through. Ashburn Farm and Ashburn Village started going up in the late 1980s, right in the years polybutylene was going into new houses. If your supply pipe is grey plastic, or the copper has started leaking in more than one place, this page is for you. Call SwiftPro at (703) 997-9757, 24 hours a day, 7 days a week.

The short version

How you know it’s time, and how you know it isn’t.

Three things mean a repipe. Everything else is usually a repair. Most Ashburn houses are new enough that it’s the first one that brings us out.

Three or more pinhole leaks in a couple of years

One leak is a repair. Three in two years, in different places, means the copper is thinning from the inside everywhere, and the next one is already on its way.

Grey plastic pipe stamped PB2110

That’s polybutylene. It went into houses built or replumbed between 1978 and 1995, it fails from the inside with no warning, and some insurance carriers won’t write a policy on a house that still has it.

Rust-colored water and weak flow at every tap

Galvanized steel rusts shut from the inside. If the flow is bad everywhere and the water runs brown after it sits, the pipe is the problem, not the faucets.

What isn’t a reason to repipe: one leak, the age of the house on its own, or low pressure by itself. Weak pressure at every fixture is usually the pressure reducing valve at the main, which runs $500 to $1,000 to replace. We check that first, every time (why).

Copper or PEX

What goes back in the walls

Copper

Type L copper is what most of Northern Virginia was built with, and it lasts. It costs more in material and labor, and every joint is soldered.

PEX

Flexible plastic supply pipe, run in long lengths with far fewer fittings, so fewer walls get opened. Both are approved under the Virginia plumbing code. We’ll tell you which fits your house and your water, and the quote says which you’re getting.

What to expect

What a repipe in Ashburn looks like

  1. 1

    Walk-through and a written price

We look at what’s in the walls now, where it runs, and how much of the house has to open. The price is written before anything starts.

  2. 2

    Permit pulled

A repipe is permitted work. We pull the county plumbing permit, so it gets inspected like it should.

  3. 3

New pipe in, old pipe out

Most of the run goes through the basement ceiling and existing chases. Walls get opened where the pipe runs and only there. The water is off for part of each day, not the whole job.

  4. 4

    Inspected, then closed

The county inspects before anything is covered. Your written quote says who patches the openings.

Questions we hear every week

Repipe questions in Ashburn

Was my Ashburn house built with polybutylene?

If it was built or replumbed between 1978 and 1995, it might be. Look at the pipe coming off the water heater or where the main comes in: grey plastic stamped PB2110 is polybutylene. Many Ashburn houses from those years were built with copper instead, so look before you worry.

Will my insurance care about polybutylene?

Some carriers list it as unacceptable and won’t write a new policy, or want it gone at renewal. If you’re buying or refinancing in Ashburn, ask your agent before closing.

Do I have to move out for a repipe?

No. The water is off for part of each day while we tie in, and on at night.

Copper or PEX?

Both are approved under the Virginia plumbing code. Copper is what most houses here were built with and costs more to put in. PEX runs in long lengths with fewer fittings, so fewer walls open. The quote says which you’re getting.

Do you check the pressure first?

Every time. Virginia’s plumbing code requires a pressure reducing valve above 80 psi, and parts of Northern Virginia see 100 or more at the street. A failed valve, at $500 to $1,000, explains a lot of what gets blamed on the pipes.

Not sure it’s a repipe? We’ll tell you.

Book a walk-through. If it’s one bad section or the pressure valve, you’ll hear that, and the price for that instead.
