A Manassas mailing address can put you in any of three jurisdictions, which is unusual even for Northern Virginia. The City of Manassas is independent. So is the City of Manassas Park, right next to it. And a large share of addresses that say Manassas, including most of 20109, 20111 and 20112, are Prince William County.
That matters the day you replace a furnace, because each one issues and inspects its own permits. A contractor who cannot tell you which of the three you are in before quoting has not looked at your address properly.
The equipment, at least, is consistent: Manassas is gas furnace and heat pump country, with the occasional boiler in the oldest houses near the historic downtown.
What heats a Manassas house
The old town core. Houses around the historic downtown that predate the suburbs entirely. Whatever heating was retrofitted into them: a boiler with radiators in a few, a furnace squeezed into a basement corner in most, and venting that often runs through masonry.
The 1960s through 1980s neighborhoods. Gas furnaces and central air, ducts in crawlspaces and unconditioned attics, one hallway return. Second or third furnace by now.
The newer subdivisions spreading west and south through 20112 and 20109. Sealed combustion furnaces venting in PVC out a side wall, two systems in the larger houses, and a fair number of heat pumps in the townhouses.
What breaks, in order
It lights, runs a few seconds, shuts off, tries again. Flame sensor. $95 to $180 to clean, and the most common no-heat call we run anywhere.
Clicking, no flame. Hot surface igniter, $240 to $410. A wear item, not a verdict on the furnace.
Runs ten or fifteen minutes and shuts down. Overheating, which means airflow. Filter first, then the blower wheel at $300 to $440 to pull and clean.
Water near a high efficiency furnace, or one that will not start at all. Condensate trap, $175 to $420. A furnace that makes water and cannot drain it shuts itself off on purpose.
Heat pump iced over and staying that way. Frost on a damp 35 degree day is normal; a block of ice at noon is not. Usually the defrost board, $450 to $1,150. Switch the thermostat to Emergency Heat and call before the ice damages the fan.
Aux heat running in mild weather. The electric strips are doing the heat pump’s job, and that is the most expensive way to heat a house in Virginia. Low refrigerant, a failing compressor, or a thermostat that was never set up for a heat pump.
One cold radiator or clanking, if you have a boiler. Air in the loop. Bleeding it is routine, and it is not a dying boiler.

- Condensate drain or trap $175 to $420. Thermostat $300 to $640.
- Blower wheel cleaned $300 to $440. Blower motor $670 to $2,400.
- Control board $550 to $1,180. Inducer motor about $1,950.
- Heat pump defrost board $450 to $1,150. Capacitor $240 to $370.

Replacing, and the permit that goes with it
Virginia’s statewide code requires a permit for gas appliance replacement, and all three Manassas-area jurisdictions enforce it. The inspector is checking the venting and the gas connection, which is the part worth a second set of eyes. A quote without a permit is not a cheaper job, it is an uninspected one, and it surfaces at resale.
A furnace alone runs $4,498 to $12,300 installed; a furnace and air conditioner together $8,898 to $23,000 by system size. Washington Gas is currently paying $500 on a furnace at 95.1 to 96.9 percent efficiency and $700 at 97 and up, through contractors in its network. The federal tax credit ended for anything placed in service after December 31, 2025.

October, not January
Run the heat for an hour. Listen for the sequence in the first two minutes: inducer, igniter, burners, blower, no hesitation. Change the filter. If you have a heat pump, clear leaves from around and under the outdoor unit, because it drains defrost water out the bottom and a unit sitting in wet leaves freezes itself down by February.
And put a carbon monoxide alarm on each sleeping floor. Virginia requires them in new construction with fuel burning appliances and has no retrofit rule for existing homes.
