Woodbridge is one of the busiest heating towns we serve in winter, and one of the more affordable ones to replace a system in. Those two facts are related, and together they describe the town accurately.
Woodbridge houses tend to be straightforward to work in: basements you can stand up in, furnaces you can get a hand truck to, outdoor units on a slab in a real yard. Nobody is craning equipment over a rowhouse. The work here is about what fails in equipment that has been running twenty years, not about wrestling a system up a staircase, and that keeps a replacement quote lower than the same job in Arlington or Annandale.
Three ZIPs, three different heating stories
22191, the older eastern side toward the Occoquan and Route 1. The oldest housing in town, and very nearly the only part of Woodbridge where we work on boilers. If you have cast iron radiators anywhere in this town, you are probably here.
22192, Lake Ridge and the neighborhoods around it. Late 1970s and 1980s single family homes and townhouses, a lot of them built all-electric, which in this climate means a heat pump. These are the houses where “the heat is blowing cool air” is usually the system behaving normally rather than a fault.
22193, the Dale City side. The largest share of our Woodbridge work. Gas furnaces and heat pumps in 1960s through 1980s houses, mostly on their second or third system by now, and the source of most of our replacements here.
What breaks, and what it means
Lights, runs a few seconds, shuts off, retries. Flame sensor. $95 to $180 to clean. The most common no-heat call we run anywhere.
Clicking with no flame. Hot surface igniter, $240 to $410. A wear item, not a death sentence for the furnace.
Heat pump iced over and staying that way. Frost is normal on a damp 35 degree day. A block of ice at noon is not. Defrost board most often, $450 to $1,150. Switch to Emergency Heat and call before the ice takes the fan blades with it.
Aux heat running constantly in mild weather. Your electric resistance strips are doing the job the heat pump should be doing, and you will see it on the bill before you feel it. Low refrigerant, a failing compressor, or a thermostat never set up for a heat pump.
Runs fifteen minutes and quits. Overheating, which means airflow. Filter first, then the blower wheel at $300 to $440.
Water around a high efficiency furnace, or one that will not start. Condensate trap, $175 to $420.
One cold radiator or a lot of clanking. Air in the loop. Bleed it. That is not a dying boiler, and you should not be quoted one for it.

When to replace instead
A furnace alone starts at $4,498 installed, a furnace and air conditioner together at $8,898, a heat pump system at $8,698. The rule: past fifteen years and the repair is more than a third of a replacement, replace it. Past twenty, almost any major part is replacement money.
If the house is on gas, Washington Gas is paying $500 to $700 toward a high efficiency furnace this cycle through its contractor network. October, not January
Run the heat for an hour now. Stand by the furnace for the first two minutes and listen for the sequence: inducer, igniter, burners, blower. Anything that hesitates is an October appointment instead of a January emergency.
Then clear around the outdoor unit if you have a heat pump, including under it. It drains defrost water out the bottom, and a unit sitting in leaves or in a settled pad freezes itself down by February.
