Most Reston homes share a wall or a floor with a neighbor, and that shapes the price list. Heating, cooling and duct cleaning are a bigger share of our Reston work than in any other town, and a lot of it happens in a condo closet or a townhouse attic. Here’s what it costs, from our price book.

Why Reston prices look the way they do

Only 21% of Reston’s 17,892 owner-occupied homes are detached houses; 34% are condos and apartments and 30% are townhouses (Census ACS 2020-2024). The median dates to 1981, and 41% were built before 1980, back in Reston’s first villages. Heat is 54% gas and 44% electric, so heat pumps and gas furnaces both turn up often.

A heat pump replaced in Reston runs $8,499 to $21,650. From about $142 a month at 0% APR for 60 months, the whole price financed, on approved credit. A ductless mini split, the fix for a condo with no good duct route, runs $7,000 to $10,000 for one zone. From about $117 a month at 0% APR for 60 months, the whole price financed, on approved credit.

Three things that change a Reston price

Reston Association approval

Reston Association reviews exterior changes. A rooftop metal flue on the least visible plane, 14 inches or shorter and black or roof-colored, needs no application. Move the outdoor unit or change what neighbors see, and it does. We plan replacements around that, so the same spot and the same footprint is usually the quote.

Fairfax County permits on a straight swap

Fairfax County requires a permit even for a direct appliance replacement. It’s in our price, and we pull it.

Boilers are rare here

We almost never see a boiler in Reston. If yours is one of the few, a replacement runs $9,900 to $16,500. From about $165 a month at 0% APR for 60 months, the whole price financed, on approved credit.
