Water heaters are a bigger part of our Leesburg work than anywhere else we work regularly. That makes sense once you look at the town: houses from three different centuries, two different water utilities, and a historic district with its own rules. Here’s what the work costs in Leesburg and Lansdowne, from our price book.
Why Leesburg prices look the way they do
Leesburg’s 11,486 owner-occupied homes have a median build year of 1996, but the spread is wide: 24% predate 1980 and 36% went up in 2000 or later (Census ACS 2020-2024). 66% heat with gas and 30% with electric, and 2% still run on propane, mostly out past the town line. Lansdowne’s median home dates to 2005; Carrvale and Loudoun Hills are much older.
A gas tank water heater runs $3,238 to $5,485 installed, with the $500 off already in it. From about $54 a month at 0% APR for 60 months, the whole price financed, on approved credit. A power-vent tank, common where the water heater can’t share a chimney, runs $5,595 to $7,494. From about $93 a month at 0% APR for 60 months, the whole price financed, on approved credit.

Three things that change a Leesburg price
Town water or Loudoun Water
Inside town limits, the Town of Leesburg runs its own water and sewer utility; outside, it’s usually Loudoun Water. The Town’s side ends at the meter, so a sewer lateral or a water line from the meter to the house is yours to fix. Leesburg Utilities is at 703-771-2750 if you’re not sure which side a problem is on.
The Old and Historic District
An exterior change in the historic district needs a Certificate of Appropriateness, and that can include a new outdoor unit or flue where people can see it. Permits themselves come from Loudoun County. A like-for-like swap in the same spot keeps it simple.
Older houses near downtown
The pre-1980 houses around downtown and Carrvale are where we find old galvanized or failing water lines. A section repaired runs $450 to $650; a full repipe runs $1,000 to $12,000. From about $17 a month at 0% APR for 60 months, the whole price financed, on approved credit.
