Daikin AC, heat pump and mini split repair
in Northern Virginia

A Daikin AC, heat pump or furnace repair in Northern Virginia starts with the $99 diagnostic, and most Daikin repairs run $95 to $1,500, priced in writing before anything is touched. A Daikin mini split gets the same diagnostic, and the blinking light on the indoor unit is a code we can read.

Read your own Daikin

What your Daikin is doing,
and what it usually means

The things people describe on the phone, what they turn out to be on a Daikin, and what the fix costs.

The furnace runs but the air is cold

The burners lit and went out, or never lit. On a Daikin that’s usually a sooted flame sensor ($95 to $180 to clean) or a cracked igniter ($240 to $410). The board’s light will be flashing a code; the table below says which. On a Daikin DM97MC with a ComfortNet thermostat, the thermostat spells the fault out too, like WEAK FLAME or PS1 OPEN.

It starts, runs a minute, then shuts off

A furnace that keeps restarting is protecting itself: a dirty flame sensor, a clogged filter tripping the high limit, or a pressure switch that can’t prove the venting. Start with the filter. Then count the flashes.

The outdoor unit hums but the fan won’t spin

Most of the time it’s the run capacitor ($240 to $370). Turn it off at the thermostat: a compressor that keeps trying to start against a dead capacitor can burn itself out.

Ice on the copper lines or the outdoor coil

In summer, ice means the coil isn’t getting enough air (a filter, a dirty blower wheel at $300 to $440) or it’s low on refrigerant, which means a leak. On a heat pump in winter, some frost is normal; a solid block of ice that never clears points at the defrost board ($450 to $1,150). On a Daikin ComfortNet heat pump, code 01 is a low side fault, and the first cause Daikin’s manual lists is a low refrigerant charge.

Water on the floor around the furnace

A high-efficiency furnace and every AC coil make water, and it has to drain. A clogged trap or drain line ($175 to $420 to clear, with a float switch added) is the usual answer. Water from the tank beside it is a water heater call.

Squealing, banging or a loud hum inside

A squeal or whine is usually the inducer or the blower motor’s bearings on the way out (a blower motor runs $670 to $2,400, standard against variable speed). A bang at startup is delayed ignition: gas building up before it lights. That one needs a look soon, not next month.

It runs all day and the bills jumped

A system that never shuts off is short on capacity: low refrigerant, a dirty outdoor coil, a blower wheel packed with dust, or a heat pump leaning on its backup electric heat. Each one is a price, not a guess.

You smell gas

A Daikin mini split dripping, blinking or barely cooling? Its codes are in the third table below, and the repair is priced after the diagnostic.

The codes

Daikin furnace, AC and mini
split codes, and what each means

Daikin has three kinds of codes: the furnace board, the outdoor unit and the ductless head. Find the model number on the rating plate, match it to a table, and write the code down before you reset anything: a reset clears it.

Daikin ComfortNet furnaces (DM97MC, DC97MC): the code on the board

The board shows a two-character code, and a ComfortNet thermostat prints the fault in words, shown here in capitals. Newer DR-series Daikin furnaces use a different board: go by the chart on the furnace door if it has one.

Daikin DM97MC and DC97MC furnace error codes
CodeWhat it meansWhat it usually takes
E0Lockout after too many tries to light (LOCKOUT)Gas supply, igniter or flame sensor
E2Low stage pressure switch didn’t close (PS1 OPEN)The venting, the drain or the inducer
E3High limit open (HIGH LIMIT OPEN)Start with the filter and the airflow
E4Flame sensed when there shouldn’t be one (IMPROPER FLAME)Shut the gas off and call
E5Open fuseA short in the low-voltage wiring
E6Weak flame signal (WEAK FLAME)Usually a flame sensor cleaning
EA115-volt polarity reversed (REVERSED PLTY)A wiring fix
ECInducer motor drawing too much current (INDUCER FAULT)The inducer motor
EdManual reset rollout switch open (ROLLOUT OPEN)Call: Daikin’s list of causes includes a damaged heat exchanger
EFAuxiliary input open: the float switch trippedA clogged condensate drain, usually

Daikin ComfortNet outdoor units (DSXC and DSZC): the yellow light

These two-stage condensers and heat pumps blink a yellow light on the outdoor board, and a ComfortNet thermostat shows the fault with a two-digit code. Today’s inverter units (DC9VS, DH9VS, the Daikin FIT) use their own display, and we haven’t found Daikin’s public list for those, so we read them on site.

Daikin ductless wall units (ATMOSPHERA, FTXM): the blinking light

The OPERATION lamp blinking about every half second means the unit is flagging a fault. The remote’s diagnosis mode finds the code: a long beep marks the right one. If the lamp blinks again after a reset, Daikin says to turn off the breaker and call.

What it costs

What a Daikin repair
costs in Northern Virginia

Our own repair prices for Daikin furnaces, ACs and heat pumps, by part. Tap a system to narrow the list. A mini split repair is priced after the diagnostic, below.

Flame sensor cleaned

The thin rod that proves the burners lit. Coated in soot, it tells the board the flame went out, and the gas shuts off a few seconds after the burners light.

$95 to $180

Condensate drain cleared, trap and switch added

High-efficiency furnaces and every AC coil make water. When the drain or trap clogs, a float switch stops the system on purpose so the water doesn’t end up in the ceiling.

$175 to $420

Refrigerant topped up

One to three pounds. If it needs it again next season it’s leaking, and topping it up every year is the expensive way to lose.

$190 to $740

Run capacitor replaced

The part that kicks the compressor and fan motors into turning. The single most common reason an outdoor unit hums and never starts.

$240 to $370

Igniter or flame sensor replaced

A cracked hot surface igniter glows weakly or not at all, so the burners never light. Usually on the van.

$240 to $410

Contactor replaced

The relay that sends power to the outdoor unit. Burnt or stuck points mean it sits silent while the thermostat calls, or runs when it shouldn’t.

$290 to $425

Blower wheel pulled and cleaned

A wheel caked in dust moves a fraction of the air it should: weak airflow, a frozen coil, a furnace tripping its limit.

$300 to $440

Thermostat replaced

Standard through smart, wired and set up for the system it runs.

$300 to $640

Defrost board replaced

Heat pumps only: the board that decides when to melt the ice off the outdoor coil.

$450 to $1,150

Control board replaced

The brain in the furnace or air handler. When it goes, nothing downstream of it does what it’s told.

$550 to $1,180

Blower motor replaced

The indoor fan motor. The spread is a standard motor against a variable-speed one.

$670 to $2,400

Condenser fan motor replaced

The fan on top of the outdoor unit. If it stops while the compressor runs, the repair gets more expensive by the minute.

$1,100 to $1,500

Refrigerant leak found and repaired

Finding it, fixing it, then recharging the system.

$1,850 to $2,700

or $31/mo at 0% APR for 60 months

Compressor replaced, part under warranty

Labor and refrigerant, when the manufacturer still covers the compressor.

$1,900 to $2,500

or $32/mo at 0% APR for 60 months

Compressor replaced, out of warranty

The big one, and usually the point where replacing the system wins. You get both numbers.

$2,200 to $5,100

or $37/mo at 0% APR for 60 months

Monthly figures: 60mo @ 0% APR on each starting price, the whole price financed, on approved credit. Longer plans lower the payment and cost more in total. The lender sets the final terms. How financing works

Daikin mini splits: the diagnostic, and a new system

Fix it or replace it

How old your Daikin is,
and when a repair stops making sense

The serial number on the rating plate gives the year and month it was built. Here’s how to read it.

On a Daikin furnace, air conditioner or heat pump, the first four digits of the serial number are the year and the month: 1503… was built in March 2015, 2610… in October 2026 (Daikin’s 2026 warranty certificate). If nobody can show the install date, Daikin counts it as three months after that build date. Daikin doesn’t publish a serial rule for its mini splits; their warranty goes by the manufacture date noted on the unit, with the same three months added.

Consumer Reports members expect a gas furnace to last a median of 20 years (Consumer Reports) and central air about 15 (Consumer Reports).

  • Fix it when the problem is a part: an igniter, flame sensor, capacitor, contactor, pressure switch, board or motor. Most of those land at $95 to $1,500, and you get the price in writing first.
  • Think about replacing it when the compressor or the furnace’s heat exchanger fails out of warranty, when the Daikin is past about 15 years and the repair is a big one, or when it needs refrigerant every year.
  • A cracked heat exchanger is a stop. It can put carbon monoxide in the house. We’ll show it to you, with a camera if it’s buried, before anyone says the word replace.
  • On a Daikin mini split, a drain, a sensor, a fan motor or a leak at a fitting is a repair. A compressor that fails out of warranty is where a new Mitsubishi Electric system starts to make sense.

What we’d put in instead

Why we repair Daikin but
recommend Trane or Mitsubishi Electric

A Daikin is worth fixing when the problem is a part. When the whole system is done, here’s what Daikin does well and why we’d still put in a Trane or a Mitsubishi Electric.

  • The longest parts warranty in the family. Registered within 60 days, Daikin’s current ACs, heat pumps and DR furnaces get 12 years on parts, against 10 on Goodman and Amana, and its ductless wall units get up to 12 years on all parts.
  • The unit replacement asks a lot of you. Daikin’s 6-year unit replacement for a failed compressor or heat exchanger needs a licensed contractor named when you register, maintenance every year by a licensed contractor, written records, and on an outdoor unit, a new matched indoor coil or air handler.
  • We can’t find a public reliability rating for Daikin. Consumer Reports’ 2022 central air article doesn’t name one, and its newer ratings sit behind a paywall. In that 2022 survey, Trane was the only one of 21 brands rated Excellent for both predicted reliability and owner satisfaction (Consumer Reports, 2022).
  • For ductless, Mitsubishi Electric. We’re a Mitsubishi Electric Diamond Contractor®, and a system a Diamond Contractor installs and registers within 90 days gets 12 years on parts and the compressor (Mitsubishi Electric mini split repair).
  • For a ducted system, Trane. We’re a Trane Comfort Specialist, we buy Trane through Ferguson, and two years of our own labor come with every install. Daikin’s warranty pays for parts, never labor.

Holding a Daikin replacement quote? Our free second opinion looks at the system and the quote, and puts a Trane or Mitsubishi Electric priced in writing beside it.

The warranty

Is your Daikin still
under warranty?

Maybe, and the serial number tells us. Here’s how Daikin’s warranty works in Virginia.

  • Registered online within 60 days of the install: 12 years on parts for current Daikin ACs and heat pumps (DC5SE through DC9VS, DH5SE through DH9VS) and DR-series furnaces, with 20 years on the furnace’s heat exchanger. Virginia isn’t one of the states where registration is automatic; not registered, parts stay at 5 years.
  • A new unit, once, in the first 6 years, if the compressor or a DR furnace’s heat exchanger fails on a registered system, with four conditions: a licensed contractor named at registration, yearly maintenance by a licensed contractor, written records, and a new matched indoor coil or air handler with an outdoor unit.
  • Older DM and DC communicating furnaces (DM97MC, DM96VC, DC97MC and their siblings) carry 12 years on parts and a 12-year unit replacement with maintenance conditions, plus 20 years on the heat exchanger and one replacement heat exchanger if it fails between year 21 and year 99.
  • Daikin mini splits (ATMOSPHERA FTXM and AURORA FTX wall units): 5 years on parts unregistered; registered online within 60 days, up to 12 years on all parts while the original owner lives there. Owner-occupied homes only.
  • Labor is never included, and on ducted systems neither is refrigerant. The longer registered terms stay with the person who registered, while they own and live in the house; Virginia isn’t on the list of states where Daikin’s warranty page says they have to transfer.
  • Two recalls touch Daikin. In 2024, about 56,000 Daikin FIT (DZ6VSA), Amana S-series and Goodman SD heat pumps could heat in cooling mode after a power cut; the fix was a software update, sent remotely to systems on WiFi. In 2017, about 4,100 80% furnaces across Daikin, Goodman and Amana, the DM80HE on the Daikin side, with serials starting 1609 to 1612, had a blower motor that wasn’t grounded.

Daikin’s own terms: Daikin’s warranty page. Yearly maintenance by any licensed contractor counts, ours included; keep the invoices. A warranty part goes through the licensed contractor doing the repair, and we read your serial number before ordering anything.

Asked on the phone

Daikin questions,
answered straight

How much does a Daikin repair cost?

The diagnostic is $99. Most Daikin AC, heat pump and furnace repairs run $95 to $1,500: a capacitor is $240 to $370, a contactor $290 to $425, a defrost board $450 to $1,150, a control board $550 to $1,180. A mini split repair is priced after the diagnostic. If it’s past fixing, a heat pump system we install is $8,499 to $21,650 and a new one-zone Mitsubishi Electric mini split $7,000 to $10,000. From about $117 a month at 0% APR for 60 months, the whole price financed, on approved credit. How financing works

Is Daikin the same as Goodman and Amana?

Same company. Daikin bought Goodman in 2012 and builds Amana heating and air under license. Daikin’s own-name systems carry the longest parts warranty of the three: 12 years registered, against 10.

Why is my Daikin mini split blinking?

The OPERATION lamp blinking about every half second means it’s flagging a fault. The remote’s diagnosis mode finds the code, with a long beep on the right one: U4 is lost communication between the indoor and outdoor units, U0 low refrigerant, A5 high pressure or freeze-up protection, E7 the outdoor fan. If it blinks again after a reset, Daikin says to turn off the breaker and call.

What do codes 01 and 02 mean on a Daikin heat pump?

On a ComfortNet DSXC or DSZC outdoor unit, 01 is a low side fault, and the first cause Daikin lists is a low refrigerant charge: a leak to find. 02 is a high side fault, and the first cause is a blocked condenser coil. Clear any leaves or cottonwood off the outdoor coil, then call.

Does my Daikin warranty need yearly maintenance?

For the unit replacement, yes: Daikin asks for a licensed contractor named when you register, maintenance every year by a licensed contractor, and written records. The 12-year parts coverage depends on registering within 60 days. A Comfort+ membership covers the heating and cooling visits every year.

Do you repair Daikin?

Yes. A Daikin furnace, heat pump or mini split works like any other, and its codes are in Daikin’s own manuals. Its warranty parts go through any licensed contractor, so we handle a covered part ourselves.

Is Daikin a good brand?

It has the longest parts warranty in its family and inverter systems like the Daikin FIT. We can’t find a public reliability rating for it: Consumer Reports’ 2022 central air article doesn’t name one. For a new system we’d put in a Trane, or a Mitsubishi Electric mini split where there’s no ductwork.
