The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Waterford

Waterford’s wells run deep, and some of them run short.

There’s no water main in Waterford, and none close. A 2022 engineering study for Loudoun Water found every house in the village drawing from a private well, some of them shared between neighbors, and no town or county system within about five miles. Out on the farm roads it’s the same. County well records list 1,684 active household wells within three miles of the village, with a median recorded depth of 420 feet.

Depth is the number we want before a pump comes out. Around Waterford the middle half of those recorded wells run 300 to 600 feet, and more than four in ten go 500 feet or deeper, by our count of the county’s records. Every one of those feet is drop pipe and wire hanging off the pump, which is why the deeper rows in the price table exist. If you have the driller’s report or the county permit, keep it handy when you call.

Yield is the other half of the story. The same study documented low-yield wells on roughly 17 to 22 of the 145 lots inside its boundary, and said Waterford simply has less groundwater than is typical for western Loudoun. Near the village the median recorded yield is 8 gallons a minute, against 12 for the county. A pump can outrun a well like that: it empties the water standing in the casing and keeps spinning on nothing. Some newer pumps, like the Grundfos SQE, shut themselves off when they run dry.

The study also expects iron and manganese in the water, the orange and black that shows up in a toilet tank. That grit settles in the bottom of a pressure tank and can plug the small fitting under the pressure switch, so when a switch acts up here we look at the water as well as the switch. Loudoun County and Loudoun Water are designing a shared system for Waterford and Paeonian Springs, but construction funding isn’t due before the Board of Supervisors until 2029. Until then, the well in your yard is the water supply.

When to call

When a well pump in Waterford needs a plumber.

Water quits halfway through a shower

On a low-yield Waterford well, that often means the well ran short, not that the pump died: the casing drew down and needs time to refill. We check how fast the water comes back before anyone sells you a pump. If the well itself needs more water, that’s a drilling rig, and we’ll tell you who to call.

No gas main, no water main

Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

When the power goes out

When the power goes out in Waterford, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Waterford.

Questions to ask anybody who quotes you, us included.

  1. Do they know how deep my Waterford well is?

Ask where their depth came from. Around here a guess can miss by a couple hundred feet, and the wrong length of pipe and wire on the truck means a second trip. The driller’s report or the county’s permit record settles it before the pump comes up.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Waterford.

Is Waterford getting public water?

Not soon. The County’s project with Loudoun Water would serve Waterford and Paeonian Springs from new community wells and one treatment plant. Its schedule runs design and permits through 2028, and only then goes to the Board for construction money. Plan around your own well until a line actually reaches your street.

Where can I get my Waterford well water tested?

VCE Loudoun runs a household water testing program, and a kit is $70, though sign-ups are on a 2027 waitlist right now. With iron and manganese expected in village wells, it’s worth knowing what yours carries before you buy a filter, and after any pump work.

I’m in the historic district. Does a pump replacement need a review?

Loudoun’s Historic District Review Committee looks at most exterior changes in the village before work starts. A pump swap happens down the well and in the basement. If something outside changes, like a new trench across the yard or a different well cap, ask the County before we start.

How much does well pump replacement cost in Waterford?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
