The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Bealeton

Bealeton’s subdivisions share a utility’s wells. The farms around them each have one.

Most of the village never thinks about a well pump, because the utility thinks about it for them. The Fauquier County Water and Sanitation Authority runs five wells for Bealeton, drilled 320 to 520 feet into fractured bedrock, and four of them feed a filtration plant in Meadowbrook. From there the mains reach Foxmeade, Crestwood Knolls, Tory Station, Liberty Run, Edgewood East, Ashley Glen and Mintbrook. A house in one of those neighborhoods has a meter box at the curb and no pressure tank at all.

The mailing address runs a lot farther than the pipes do. The Census Bureau’s survey counts about 1,700 homes in the Bealeton Census place and about 3,200 across ZIP 22712, so close to half of the houses with a Bealeton address sit outside the village it draws around Routes 17 and 28. The County’s own plan keeps the far western farmland off public water for good. Out on those roads, a well, a submersible pump and a tank in the utility room are how the kitchen faucet works.

Inside the village the houses are young. Public water came down from Remington before the big growth, and the 1990s filled in mostly on half-acre lots, then the 2000s pushed out along Station Drive and the west end. Of the place’s roughly 1,700 homes, close to 800 went up after 2000 and about as many in the 1980s and 90s. So a Bealeton house that does have its own well is usually a farmhouse from long before, or a newer place built just past where the mains stop.

Bealeton is also one of three places where FCWSA and the County keep monitoring wells, an early warning on groundwater for the Authority’s own supply, and in June 2026 the Authority was under a Drought Warning with mandatory outdoor limits. A private well is the same water. When a pump runs and runs and the faucets still sputter, the problem can be the level in the well rather than the pump. We test which it is from the house, and if the well itself is running short, that’s a drilling rig, and we’ll tell you who to call.

When to call

When a well pump in Bealeton needs a plumber.

Cloudy water every April and October

FCWSA flushes the Bealeton mains twice a year, in late April and late October in 2026, and that can bring low pressure, air and discolored water for a few hours. If that’s what you’re seeing, run the cold tap. It isn’t your pump, because on Authority water you don’t have one.

The tank came with the house

On a house built in the 2000s, the pressure tank, the switch and often the pump are the builder’s originals. A bladder tank lasts five to seven years on average, so many of these are on their second or third.

No gas main, no water main

Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.

When the power goes out

When the power goes out in Bealeton, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Who keeps the well records

Who looks after private wells around Bealeton.

Fauquier County

In Fauquier County, groundwater supplies every private household well and most public water systems, drawn from fractured rock: Blue Ridge rock in the northwest of the county, basin sedimentary rock in the southeast. Source.

Choosing who works on it

How to pick who works on your well pump in Bealeton.

Questions to ask anybody who quotes you, us included.

  1. Do they ask whose water it is before they quote?

In 22712 that’s the first question. On FCWSA water, everything up to and through the meter box is the Authority’s and the line to the house is yours. On a well, the pump, its wire, the switch and the tank are all yours. Anyone quoting a pump should know which before they come.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Bealeton.

How do I tell if my Bealeton house is on a well?

Look for a meter box near the street and a bill from FCWSA: that’s public water. No meter, a well cap somewhere in the yard and a tank with a pressure gauge inside means a private well. If you’re in one of the subdivisions on FCWSA’s flushing schedule, you’re on the Authority’s system.

My well pump keeps running. Is it broken?

Not always. A pump that won’t shut off can mean a leak somewhere on the line, a pressure switch stuck closed, or a water level that has dropped. Each one costs a very different amount to fix, so we test the switch, the tank and the pump’s amp draw before anything gets pulled. More on how that works on our well pump page.

How much does well pump replacement cost in Bealeton?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
