The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Lovettsville

Lovettsville’s Town water gets its pressure from a tower. Yours comes from a tank.

Inside the town limits, the water comes from four Town wells, filtered for iron and manganese and chlorinated, and the Town’s plan says a 125 foot elevated tank holding 75,000 gallons gives it pressure. That’s why a house in Keena or Heritage Highlands never thinks about a pump. Out past the limits, down Milltown Road or Rodeffer Road, the pressure comes from a tank in your basement and the pump that keeps it full, and when either one gives out, the faucets go quiet.

There’s a lot of that out there. Loudoun’s well records count 1,381 active household wells within three miles of the town center, with a median recorded depth of 350 feet, right on the county’s median. Even the Town doesn’t run every well it has: its plan lists six, with four in use and two mothballed in 2012.

The Census numbers on this page describe the Town itself, where 61 percent of owner homes went up after 2000 and nearly all of them draw Town water. The wells belong to the houses around it, old farmhouses on the roads out of town and newer houses on lots of their own. Loudoun’s records show why the age of a well matters: the county median for 1980s wells is about 300 feet, and for wells drilled in the 2020s about 460. When you call, tell us about when the house was built and, if you know it, how deep the well goes.

Dry spells hit a private well differently. In January 2026, with Loudoun under a state drought warning, the Town asked everyone to use water wisely. On your own well, a long dry stretch can mean the pump runs longer to keep up, and a well that’s slow to refill can draw down close to the pump. Newer pumps with dry-run protection, like Grundfos’s SQE, shut themselves off instead of burning up. An older pump may just quit. Either way we test it from the house before anything comes out of the ground.

When to call

When a well pump in Lovettsville needs a plumber.

It runs with every faucet off

On a farm lot, a pump that kicks on when nothing’s running often means a leak on a long buried line out to a barn or a yard hydrant. We check the house side first, then close valves one at a time until the pump stops starting.

The tank came with the house

On a house built in the 2000s, the pressure tank, the switch and often the pump are the builder’s originals. A bladder tank lasts five to seven years on average, so many of these are on their second or third.

No gas main, no water main

Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.

When the power goes out

When the power goes out in Lovettsville, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Lovettsville.

Questions to ask anybody who quotes you, us included.

  1. Will they hunt for a leak before selling you a tank?

A pump that starts too often isn’t always a bad tank. Ask how they’ll rule out a leak on the line to the barn or a dripping hydrant before you pay for a new tank you didn’t need.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Lovettsville.

Is my Lovettsville house on Town water or a well?

Inside the limits, in Town Center, Keena, Loudoun West, Heritage Highlands or the old streets along Pennsylvania Avenue and South Loudoun Street, it’s Town water. Outside them, most houses on the rural roads draw from a well of their own. The giveaway in the house is a pressure tank with a gauge and a switch beside it.

How do I get my well tested in Lovettsville?

Loudoun’s Extension office runs the county’s household water testing program, and a kit is $70. The next round is the 2027 waitlist, so it’s worth getting on it now at loudoun.gov/watertesting, especially if your well hasn’t been tested since you bought the house.

How much does well pump replacement cost in Lovettsville?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
