The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Oakton

Oakton’s wells are older than most of Oakton.

Close to two thirds of Oakton’s homes went up in 1980 or later, and plenty of them are townhouses and condos near Chain Bridge Road and I-66 on Fairfax Water. The wells are a different crowd. Of the 589 active well records the Health Department lists in 22124, 357 carry permit dates from the 1960s and 70s. If your house is on a well in Oakton, odds are the well has been in the ground longer than most of the houses around it.

They sit mostly on the Difficult Run side. Vale Road and Stuart Mill Road have the most records, then Fox Mill Road, Waples Mill Road and Vale Spring Drive. The county plan keeps the Fox Lake area between Vale, Hunter Mill and Chain Bridge Roads at typically less than one home an acre, and it says the Difficult Run headwaters north and west of Jermantown Road are hard building ground, with steep slopes and poor soils. Big, slow-to-change lots are where old wells last.

Here’s the wrinkle. The county’s map puts every Oakton street we checked inside Fairfax Water’s service area, Vale Road and Fox Mill Road included. Inside the service area isn’t the same as hooked up. A house built on a well in 1968 usually kept it unless an owner paid to connect, so on one road a house can have a water meter and the next a pressure tank in the basement. Some records will be irrigation wells, too.

On a well that’s been running since the 60s or 70s, the pump has usually been changed at least once, and the wire down the well may be the original. That’s what the $4,900 to $6,500 row is for. When old wire tests bad, pulling the pump once and replacing the wire and drop pipe with it beats paying for a second pull a year later.

When to call

When a well pump in Oakton needs a plumber.

The kitchen’s new, the well line isn’t

Plenty of Oakton houses were remodeled or added onto around a 1960s or 70s well. The kitchen is new; the line out to the well head, the wire and the tank tee might not be. We check what’s original before we price anything.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

No water at any faucet

Check the well pump’s breaker first. If it tripped once, reset it once. If it trips again, leave it off: the pump, its wire or the switch needs testing.

When the power goes out

When the power goes out in Oakton, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Fairfax County

Fairfax County’s Health Department says every private well owner should test the water yearly for bacteria and chemicals, and that contamination can get in when the pump or plumbing is repaired. Source.

Choosing who works on it

How to pick who works on your well pump in Oakton.

Questions to ask anybody who quotes you, us included.

  1. Will they test the wire before they quote a pump?

On an older Oakton well the wire can fail as easily as the motor. Anyone can sell a pump. Ask them to test the wire from the house first and tell you the reading.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Oakton.

I’m on Fairfax Water. Could there still be a well on my Oakton lot?

Possibly. If the house was built on a well and later connected, the old well can still be out there under a cap. Closing one off properly, called abandoning it, takes a VDH construction permit in Virginia since November 2024. The Health Department’s record for your parcel will show whether a well there is still listed as active.

Do Oakton’s well records count irrigation wells?

They can. The county’s layer doesn’t say what each well is for, so the 589 includes some that only water a yard or garden. If yours feeds the house, you’ll find the tank and switch indoors. A yard-only well often has its own pump and no tank inside.

How much does well pump replacement cost in Oakton?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
