Leaking under the sink right now? Turn the two small valves under it clockwise until they stop, one for hot and one for cold, and put a bowl under the drip. If it’s the drain pipe leaking, just stop running water in that sink.

What’s wrong with it

Faucet and sink leaks,
and what they mean

The faucet and sink calls we get, what they usually turn out to be, and what you can check first.

It drips after you turn it off

A worn cartridge, washer or O-ring inside the faucet. On most single-handle faucets it’s the cartridge.

One drip a second wastes more than 3,000 gallons a year, by the EPA’s count. A new cartridge is the repair, if the faucet’s maker still sells one.

Water in the cabinet under the sink

A supply line, a shutoff valve, the slip nuts on the drain trap, the seal around the drain basket, or the faucet itself leaking down its body.

Dry everything, run the water and watch with a flashlight. Where the first drop shows up is the part that’s failing. Or call and the plumber finds it.

Low flow from one faucet

The aerator on the end of the spout is packed with sediment, or the cartridge is clogged. One slow faucet while the rest are fine is almost never the pipes.

Unscrew the aerator and rinse it. Whole house low? That’s usually the pressure reducing valve.

The handle is loose, stiff or won’t shut off all the way

A worn cartridge or stem, or a set screw that’s backed out.

Usually a repair. Fix a faucet that won’t fully close before it stops closing at all.

The pull-down hose or side sprayer leaks

The hose wears through where it bends under the sink, or its connection at the faucet works loose.

A new hose for the same faucet is often still made. On an older faucet, replacing the faucet usually makes more sense than chasing parts.

The outdoor faucet drips, or split last winter

An outdoor faucet left on with the hose attached in a freeze can split inside the wall, and you won’t see it until you turn the hose on in spring.

A frost-proof outdoor faucet shuts the water off inside the house, where it stays warm. Worth swapping an old one before the first hard freeze.

Repair it or replace it

When a new faucet beats
repairing the old one

  • Repair it when it’s a good faucet from a maker that still sells its parts: a cartridge, an O-ring or a hose, and it works like new.
  • Replace it when the body is corroded or cracked, the parts are discontinued, the finish is worn through, or you want a different faucet anyway.
  • We supply the faucet, or install the one you picked. Either way it’s connected, leak tested and run hot and cold before we leave.
  • Shutoff valves under the sink that won’t turn, or drip when they do, are worth replacing while the faucet’s off. Then the next repair doesn’t mean shutting off the whole house.

Sinks

New sinks, and the plumbing
underneath them

A sink job is mostly what’s under it: the drain, the trap, the supply lines and the shutoff valves.

  • New countertops? The countertop installer sets an undermount sink in the stone. The plumber comes after them to set the faucet and connect the drain, the garbage disposal and the dishwasher.
  • A drop-in kitchen sink or a bathroom sink can be pulled and replaced, with the drain and trap redone to fit the new one.
  • Slow or clogged? That’s the drain, not the sink: drain cleaning. Disposal humming or leaking? Garbage disposal repair.
  • Our plumbers made a short video on it: why a sink drains slowly.

Asked on the phone

Faucet and sink questions,
answered straight

How much does faucet repair cost in Northern Virginia?

Most faucet repairs run $150 to $400, and a plumbing diagnosis visit is $49, or $250 after hours. A new faucet installed runs $650 to $850, or $350 to $500 for one you’ve bought.

Should I repair or replace a leaking faucet?

Repair it when it’s a good faucet from a maker that still sells its parts: a new cartridge and it works like new. Replace it when the body is corroded or cracked, the parts are discontinued, or you want a different faucet anyway.

Can you install a faucet I bought?

Yes, kitchen or bathroom. It’s connected, leak tested and run hot and cold before we leave. Installing a faucet you’ve bought runs $350 to $500.

Why is there water under my kitchen sink?

The usual suspects, in order: a supply line or shutoff valve, the drain trap’s slip nuts, the dishwasher hose, the seal around the drain basket, the garbage disposal, or the faucet leaking down its body.

Do you install kitchen sinks and vanities?

Yes. A new sink or vanity installed runs $1,700 to $2,000, and most people pick and buy their own. When new countertops go in, the countertop installer sets an undermount sink in the stone, and the plumber connects the faucet, the drain, the garbage disposal and the dishwasher.

What’s a frost-proof outdoor faucet?

An outdoor faucet whose valve sits inside the house, where it stays warm, so the water in it can’t freeze and split the pipe. Take the hose off before the first freeze, or it still can.
