Stafford’s Fredericksburg mail runs from older neighborhoods near the river out past the end of the County’s water mains, and out there the water comes from a well. The County’s comprehensive plan even marks one spot on the map: around Warrenton Road and Hartwood Road, Hartwood Elementary and the Hartwood volunteer fire station both run on well water, waiting on a future connection to the public lines. Across the whole county the plan counts about 10,000 homes on private wells.
Where your well sits relative to Interstate 95 tells you what to watch. The plan puts the Fall Line roughly along the interstate. To the west, a well draws from fractures in bedrock, there’s less water in the ground, and the County lists deep pumping and drought as the main threats. To the east, the water is held in Coastal Plain sand and gravel, more plentiful but far more exposed to whatever runs off the surface. Out west the risk is a well running short in a dry spell; east of the interstate it’s what gets into the water.
We’ve seen the short end of that this year, and we said so when it wasn’t ours to fix. In July 2026 a well under 100 feet deep in 22406 had gone dry. No pump fixes an empty well; that house needed a new, deeper one, which is drilling rig work, so we referred it out. In April 2026, at a house with Fredericksburg mail in 22407, a pump and tank under three years old still lost pressure partway through using water. Our plumber told the owner the answer might be hanging the pump lower or a new well, that we don’t have the equipment to diagnose that, and to call a well company.
A lot of our Fredericksburg well work is the pipe between the well and the house. In June 2026 in 22405 a broken line out to a barn was threatening to burn out the pump, because a pump feeding a leak never gets to rest; we replaced the line. In October 2026, also in 22405, a leak traced to a roughly 50-year-old run of black poly pipe from the well; the crew dug down to it, replaced about 8 feet and pressure tested the line. And in September 2026 a corroding well tank in 22405 came out for a new one.
