The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Aldie

Most of Aldie is on Loudoun Water. The farms around it sit on wells about 300 feet down.

Aldie is two places on one ZIP code. More than nine in ten homes in 20105 went up after 2000, and in Stone Ridge the homeowners’ association lists Loudoun Water as the utility, so a lot of Aldie never thinks about a pump. The other Aldie is the land along Route 50 and out toward the Little River, where Loudoun Water’s own capital plan says most rural properties run on wells their owners look after. County well records count 785 active household wells within three miles of the village.

Those wells are shallower than the county’s as a rule. Loudoun’s records put the median Aldie-area well at 300 feet, against 350 for the county, and half of them fall between about 240 and 420 feet. Age matters, though. Wells on record from the 1970s have a median near 190 feet; the ones from the 2020s, about 400. A pump at 190 feet and one at 400 need very different lengths of wire and pipe, which is why a new pump alone and a pump with new wire and drop pipe are separate prices.

Aldie’s wells also tend to give more water. The median recorded yield near the village is 20 gallons a minute, where the county’s is 12. That’s a median, not a promise for your lot: Loudoun’s water sits in cracks in the bedrock, and two wells a few hundred feet apart can behave nothing alike. If a pump tests fine and the faucets still sputter after a long fill, the well itself may be the limit. If it needs deepening, that’s a drilling rig, not us, and we’ll tell you who to call.

The old village is its own case. Loudoun’s General Plan says Aldie is the only one of the county’s historic villages served by a private water company, so a house on the Route 50 strip near the mill may have no well at all. Before you book a well pump visit there, check the bill. A water company bill means your trouble is in the house plumbing, and that’s a plumbing call instead.

When to call

When a well pump in Aldie needs a plumber.

A well that once kept up and now doesn’t

Aldie wells often yield well, so a house that suddenly runs short is usually a pump, wire or tank problem first. We test those from the house before anyone blames the well.

The tank came with the house

On a house built in the 2000s, the pressure tank, the switch and often the pump are the builder’s originals. A bladder tank lasts five to seven years on average, so many of these are on their second or third.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

When the power goes out

When the power goes out in Aldie, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Aldie.

Questions to ask anybody who quotes you, us included.

  1. Do they ask how deep the well is before quoting?

Around Aldie the recorded depth ranges from under 200 feet to well past 400. Anyone who quotes a pump without asking, or without checking the county’s well record, is guessing at the wire.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Aldie.

Is my Aldie house on a well, Loudoun Water or the village’s water company?

Look at who sends the water bill. Loudoun Water or the village’s company means no well pump. No water bill, a pressure tank in the basement and a well cap in the yard means a private well, and that’s what this page is about.

Where do I get my Aldie well water tested?

Virginia Cooperative Extension’s Loudoun office runs a household water testing program: a $70 kit, with sign-ups on the 2027 waitlist. After any pump work, shock the well and test again in a week or two.

How much does well pump replacement cost in Aldie?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
