What’s different in Bealeton

Most Bealeton houses cool with a heat pump, so an AC alone is the exception.

Start by checking whether this is your page. The Census counts 935 of the 1,274 owner homes in the Bealeton Census place heating with electricity, about three in four, and in houses of this age that mostly means a heat pump, whose outdoor unit heats as well as cools. Replacing one of those is a heat pump job, $8,499 to $21,650 for the system. An air conditioner replaced by itself belongs to the other houses: 188 owner homes on propane and 102 on utility gas, each with a furnace inside and a cooling-only condenser in the yard. If that furnace has years left, it keeps them.

Past the service district the mix shifts toward fuel. Across all of ZIP 22712, which reaches well beyond the Census place, propane heats 568 of the 2,469 owner homes and utility gas 120, so a propane furnace with a plain AC over it is more common on the bigger lots out of town than in the subdivisions. Wherever the house sits, the condenser on a propane or gas furnace often went in the same year as the furnace. The labels on the two settle whether one can stay while the other goes, so read both before you call.

Bealeton’s houses came in waves, and each wave left its own kind of air conditioner. The Census place counts 495 homes from the 1980s and 305 from the 1990s, and those are on their second condenser at least. Another 423 went up from 2000 through 2009, the Station Drive years, and a builder’s unit from then most likely holds R-22, whose production ended in 2020. The 338 from the 2010s mostly got the refrigerant that replaced it, still serviceable, so a leak on one of those is usually worth fixing. A new unit today runs on one of the A2L refrigerants.

Not every Bealeton AC sits in a side yard. About one home in five in the Census place is in an apartment or condo building, many of them buildings of ten to nineteen units, and another 141 are attached houses. A condo’s condenser can share a pad, a roof or a fenced yard with the neighbors’ units, and the association may have a say in what goes there, so ask before a quote is final. Detached houses have their own issue: the County’s plan describes an old lakebed with soils that hold water, and a pad on that ground can settle at a corner, so the new unit goes on a level base.

By the numbers

Bealeton houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

Bealeton

  • Median home built1996 Census
  • Built before 1980about 1 in 10 Census
  • Built since 2000about 5 in 10 Census
  • Most homes aresingle-family houses, about 7 in 10 Census
  • Heated withelectricity, about 7 in 10 Census
  • Rentedabout 2 in 10 Census
  • Most homes here heat with electricity, usually a heat pump that also does the cooling; an AC-only swap here is for the gas and propane houses.
  • A lot of air conditioners here are the builder’s originals, coming up on twenty years.

When it’s time

When a new air conditioner makes sense in Bealeton.

The furnace blower runs, but the air never turns cold

In Bealeton’s propane and gas houses the furnace blower moves the summer air too, so air that flows without any chill points outside: a failed capacitor, a tripped breaker or a refrigerant leak. On a builder’s unit from the 2000s that leak is R-22, and the repair math usually tips toward a new condenser. Book the $99 diagnostic and you’ll hold both numbers, the fix and the new unit, before deciding.

It still runs on R-22

An air conditioner put in before 2010 most likely holds R-22, which hasn’t been made since 2020. A leak on one of those usually ends the repair road.

It’s still the builder’s AC

A house from the 2000s often cools with the condenser it was built with. Past fifteen years, compressors and fan motors start to go, one after another.

Choosing who installs it

How to pick the best AC replacement company in Bealeton.

Questions to ask anybody who quotes you, us included.

  1. Do they ask whether your outdoor unit heats in winter too?

Where about three owner homes in four heat with electricity, a quote for a plain AC on a heat pump house is a quote for the wrong job. A careful installer asks what runs in January, looks for a furnace and its flue, and reads the outdoor unit’s label before pricing anything. Settle that first, because it changes which job, and which price, applies to your house.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Bealeton.

Is there a Bealeton office for the AC paperwork?

Bealeton has no town building office, so the County decides, through its Department of Community Development at 16 Courthouse Square in Warrenton. The County treats an electric unit traded like for like in its old spot as ordinary repair work, and relocating it is what brings a permit. Shifting the condenser off a settled pad to a new corner of the yard is a move.

We rent in Bealeton. Who replaces the AC?

The owner does, so your first call is the landlord or the management office. About one home in five in the Census place is rented, and 327 of the 345 rented homes heat with electricity, which usually means a heat pump rather than a cooling-only unit. If yours turns out to be a condenser on a gas furnace, the owner can book the $99 diagnostic or ask us for a replacement price.

How much does a new AC cost in Bealeton?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.
