What’s different in Waterford

In Waterford a propane furnace stays, and the creek decides where the AC sits.

Propane heats more than half the owner homes in ZIP 20197, and the Census finds none on natural gas. That makes a propane furnace the usual partner for an air conditioner here: the condenser outside, a coil on top of the furnace, the furnace’s blower moving the cooled air. A worn-out condenser comes out along with its old coil, a matched new pair goes in, and the furnace below is left alone. The all-electric houses, about 23 percent, are a separate job: their outdoor unit tends to be a heat pump, priced as a whole system at $8,499 to $21,650.

Thirty years is the number to keep in mind. The ZIP’s median owner home dates to 1996, so an original condenser has run about that long, and one of that vintage was built for R-22. More than one in five owner homes predates 1960, and in those, central air came long after the house did: ducts threaded through closets and floors, an indoor coil fitted wherever it would go. A replacement in a house like that gets the ducts and the coil’s spot looked at before anyone picks a size.

The village grid runs down a slope from the farm fields above High Street to the Catoctin Creek floodplain below Second Street, and some village parcels sit inside the 100-year floodplain. The creek has made its point: the South Fork gauge at Waterford rose to 11.11 feet in August 2020, three feet past flood stage, and topped flood stage again in 2015, 2018 and 2022. On a low lot, a new condenser belongs on a raised pad or stand, and one that has been underwater gets its wiring checked before it runs again.

Nearly every owner home in 20197 is a detached house, 98 percent, so the condenser usually has a yard to itself, and the hazard is what grows over it. The June 2012 derecho, with winds estimated near 76 mph, snapped many trees along Thicket Court, and on July 16, 2025, gusts near 61 knots brought trees down in Waterford. When the old unit comes out, its spot is worth rethinking: out from under the big limbs, on ground that stays dry, and close enough to the propane furnace that the copper run stays short.

Waterford houses, by the numbers

  • Built before 1980about 3 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, nearly all Census

  • Bigger single-family houses often run two systems, and each air conditioner is priced on its own.

When it’s time

When a new air conditioner makes sense in Waterford.

The AC runs nonstop and the upstairs never catches up

In a house that got central air long after it was built, the upstairs supply runs are often long and narrow, and a tired condenser makes that worse. Before replacing, have the $99 diagnostic check the refrigerant charge and the airflow. If the ducts are the bottleneck, a new AC alone won’t fix the bedrooms, and the quote should say so plainly.

It still runs on R-22

An air conditioner put in before 2010 most likely holds R-22, which hasn’t been made since 2020. A leak on one of those usually ends the repair road.

The compressor failed

It’s the pump at the heart of the outdoor unit and its costliest part. Out of warranty on an older unit, the repair can come close to half the price of a new AC, the point where Goodman says replacing may be the better money.

Choosing who installs it

How to pick the best AC replacement company in Waterford.

Questions to ask anybody who quotes you, us included.

  1. Did they ask how high the water has come on your lot?

Some Waterford parcels lie inside the 100-year floodplain, and the creek has topped flood stage again and again since 2015. An installer setting a new condenser on a low pad should ask where the water reached in August 2020 and price a raised stand if it came close. A quote that just reuses the old pad hasn’t asked.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Waterford.

Does a new AC need the review committee’s approval in Waterford?

Inside the central village, likely if the outdoor unit moves or changes how the house looks, since most exterior changes in Loudoun County’s Waterford Historic District need the Historic District Review Committee’s approval before work starts. Ask before ordering, with the new unit’s size and spot in hand. The National Historic Landmark around the village is larger, and that designation is honorary.

The AC in our 1996 Waterford house still runs. Replace it before it quits?

Not for its age alone. A thirty-year-old condenser that still cools can keep going until a big part fails; what changes the math is a leak, a dead compressor or a coil that’s corroding. Plan instead: get the replacement range now, call for the diagnostic the day it falters, and pick the new unit in a mild month, not on one of the 30 or so days a year that reach 90.

How much does a new AC cost in Waterford?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.
