Propane heats about 44 owner homes in 100 inside the town and natural gas fewer than 8, so roughly half of Lovettsville has a furnace with the cooling hung off it: a coil on top, a condenser outside. Those are the houses where the air conditioner can be replaced by itself. The other big share, about 42 in 100, heats with electricity, which in houses like these usually means a heat pump doing both jobs, and replacing that is a heat pump system, $8,499 to $21,650. Some propane houses have one too, out front with the furnace as backup, so look at what’s on the pad before pricing anything.
Summers here are short but real. The Purcellville co-op, the nearest long-record station, averages 1,050 cooling degree days and about 30 days a year at 90 or above, with a July high of 86.4. A house that cools that few hours wants an air conditioner sized to its real summer load, not the biggest box that fits the pad; a unit too large runs short cycles and never gets the damp out. The size comes from the house itself, its insulation, its windows and which way it faces, measured before a model gets picked.
Inside the limits the typical owner’s home dates from 2007, with 222 homes from the 2000s and 232 from the 2010s. A builder condenser on one of the early houses is closing in on twenty, and one set before 2010 probably holds R-22, which went out of production in 2020. The 2010s units run on R-410A, still serviceable, so a leak or a fan motor on one is usually a repair. A new AC runs on one of the newer A2L refrigerants and comes with an indoor coil made for it, set on the propane furnace you keep.
The old center is another kind of house. Most of its historic buildings went up between 1880 and 1930, long before central air, and the Census counts 88 homes in town from 1939 or earlier. In those, the ducts and the air handler were fitted in later, often in the attic, with the drain line threaded down through a wall. When the condenser outside gets replaced, the coil and the drain pan up there get replaced or checked with it, because a coil swap is the one time anyone has that cabinet open.
