What’s different in Purcellville

Purcellville’s AC-only swaps sit on propane furnaces, more so past the limits.

Inside the town limits, electricity heats about 49 owner homes in 100, and in houses from the 1980s on that’s mostly a heat pump, whose replacement is a heat pump system at $8,499 to $21,650. An air conditioner on its own fits the rest of the town: propane in about 34.5 percent of owner homes and natural gas in about 5, the lowest gas share of any town in the Census figures behind these pages. In those houses the cooling is a condenser out back and a coil riding on the furnace, and when the condenser goes, the furnace can stay.

Past the limits, on the county side of 20132, the balance tips the other way: propane heats about 48 percent of owner homes and utility gas about 7, so more than half of those houses have a furnace for a new AC to sit on. About 96 in 100 are detached, many on three-to-five-acre lots, which leaves room to set the new condenser where it suits the house instead of where the builder found space. Distance has a cost, though: the farther the condenser sits from the furnace, the longer the copper, and the line set has to be sized for the new unit.

The town’s median owner home dates to 2001, and its biggest building decade, 2000 to 2009, holds nearly four homes in ten. A builder condenser on one of those has 17 to 26 summers behind it, if it hasn’t been swapped yet, and one set before 2010 is likely an R-22 unit, a refrigerant out of production since 2020. A Purcellville house from the 1980s or 90s, about a third of the town, is probably on its second air conditioner already, and whether that one went in before or after 2010 decides which refrigerant you’re dealing with.

Near Main and 21st Streets the houses go back further: Victorians from after the railroad came, bungalows and foursquares, brick and stone Cape Cods from the 1940s and 50s. Central air came to all of them later. In a Cape Cod the upstairs air handler often sits behind a knee wall, so a new coil has to fit through that little door, and the drain line out of it gets rerouted or checked while the wall is open. Outside, the Board of Architectural Review looks at projects in the Historic Corridor Overlay, but not single-family homes.

When it’s time

When a new air conditioner makes sense in Purcellville.

Mice or wasps moved into the condenser by the field

On the county side a condenser sits beside a field all winter, and mice and wasps move in. A nest can short the electrical parts the first time the cooling starts, and chewed wiring on an old unit adds up quickly. If the cabinet looks like that and the unit dates from the 2000s, have the $99 diagnostic price the repair with the replacement range beside it.

It still runs on R-22

An air conditioner put in before 2010 most likely holds R-22, which hasn’t been made since 2020. A leak on one of those usually ends the repair road.

It’s still the builder’s AC

A house from the 2000s often cools with the condenser it was built with. Past fifteen years, compressors and fan motors start to go, one after another.

Choosing who installs it

How to pick the best AC replacement company in Purcellville.

Questions to ask anybody who quotes you, us included.

  1. Did they say whether the new unit changes anything the Town cares about?

Inside the limits, the Town says a replacement kept to the same size and the same spot typically needs no Town permit, and its Community Development staff at (540) 338-2304 will confirm. A condenser moving to a new spot is the kind of change to ask about first. An installer who works here should raise that before the pad is set, not after.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Purcellville.

Can a new AC go on a propane furnace that’s twenty years old?

It can, if the furnace checks out. The new coil rests on its cabinet and the furnace’s blower moves all the cooled air, so the tech looks at the blower motor, the cabinet width and the furnace’s own condition first. On a 2001 propane furnace, also ask for the pair, $8,898 to $23,000, so both numbers are in front of you before you decide whether the furnace earns a few more summers.

Our Purcellville townhouse condenser sits in a row. What fits?

Measure before anything gets ordered. Each condenser maker lists the open space its unit needs on every side and overhead, and in a row of townhouses, about one home in five in town, the neighbors’ units leave little to spare. The cabinet’s footprint and height get checked against your slot. If the old one was oversized, the right new one may come out smaller, which helps in a tight row.

How much does a new AC cost in Purcellville?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.
