What it costs

What a new AC costs in Orlean.

The same price book our estimator runs on, for a central air conditioner on its own, keeping the furnace you have. A single-stage unit on a small house sits near the bottom; a variable-speed one on a big house, near the top.

Monthly figures: 60mo @ 0% APR on each starting price, the whole price financed, on approved credit. Longer plans lower the payment and cost more in total. The lender sets the final terms. How financing works

The HVAC replacement cost estimator narrows it to your house. Then a tech measures, and you get the installed price in writing before anything is ordered.

With Comfort+ membership at $199 a year, the diagnostic visit is included, and half of each repair bill is banked toward replacing that system, up to $1,500.

What’s different in Orlean

Orlean’s AC-only swaps: propane basements, metal roofs and pasture chaff.

The closest Census picture of Orlean is the block group centered on the village. Electricity is the main heat in 306 of its 543 occupied homes, and on a ducted farm lot that tends to mean a heat pump, which cools as well. Ninety-five heat with tank propane. In one of those, the air conditioner is two pieces hung on the furnace’s blower: an evaporator coil in the basement cabinet and the condenser out by the fence line. While the furnace has years in it, only the cooling half changes.

The block group counts 140 homes from the 1970s and 169 from the 1990s, all of them detached, and the County’s village plan says much of the upland soil here suits a basement. A 1970s house has likely gone through two or three air conditioners on its original ductwork; a 1990s one is on its second or due. Before paying for a leak repair, read the label: an R-22 machine runs on a refrigerant whose production ended in 2020.

The Warrenton 3 SE station, about 12 miles east-southeast and roughly a hundred feet below the village’s 611, averages about 21 days a year at 90 or hotter. Along Leeds Manor Road the National Register survey lists standing-seam metal roofs all through the historic district, and the rooms under them run hottest. Size the new condenser from a load calculation on your house, upstairs included, not from the old tonnage.

The condenser lives beside pasture and under old trees. Hayfield chaff mats its fins, so set the new pad where haying blows past it. On June 22, 2022, gusts estimated at 80 to 90 mph reached Orlean and brought down thousands of trees, and on June 12, 2026 another fell at Cabin Branch Road and Cliff Mills Road. If the old pad sits under a big limb, moving it is Fauquier County permit work, and the quote prices it both ways.

By the numbers

Orlean houses, by the numbers

Orlean

Orlean’s own ZIP, 20128, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20115 as a whole, the Marshall ZIP area Orlean sits in, Marshall included.

  • Most homes here heat with electricity, usually a heat pump that also does the cooling; an AC-only swap here is for the gas and propane houses.
  • Bigger single-family houses often run two systems, and each air conditioner is priced on its own.

When it’s time

When a new air conditioner makes sense in Orlean.

The outdoor coil is matted with hay dust and it runs all afternoon

A condenser beside a hayfield breathes chaff all summer, and packed fins make it run long and hot. A cleaning often fixes that. If the coil is corroded too, or the unit keeps losing charge, the propane furnace inside gets a new partner instead of another repair.

It still runs on R-22

An air conditioner put in before 2010 most likely holds R-22, which hasn’t been made since 2020. A leak on one of those usually ends the repair road.

The compressor failed

It’s the pump at the heart of the outdoor unit and its costliest part. Out of warranty on an older unit, the repair can come close to half the price of a new AC, the point where Goodman says replacing may be the better money.

Permits, locally

Fauquier County

Fauquier County counts swapping an electric appliance for a similar one in the same spot as an ordinary repair that needs no permit. Moving an appliance to a new spot takes one. Source.

Choosing who installs it

How to pick the best AC replacement company in Orlean.

Questions to ask anybody who quotes you, us included.

  1. Will they go down to the basement and read the furnace first?

The new coil sits on the propane furnace, so its width, blower and age all shape the job. Ask whoever quotes to read the furnace’s rating plate and say how many winters it has left. If the honest answer is two or three, price the pair at $8,898 to $23,000 first.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Orlean.

Our mail says 20128. Why do the numbers here come from 20115?

Orlean’s 20128 is a ZIP for post office boxes, and the Census Bureau draws no area for one of those. The village sits inside the Marshall ZIP, 20115, so those figures stand in, Marshall included, and the block group centered on the village gives the count of 95 propane houses.

Carter Run flooded our road. Should the new unit sit higher?

If water has ever reached your pad, yes. In late August 2020 the Carter Run gauge near Orlean crested at 14.49 feet, over its 12 foot flood stage, and Cliff Mills Road flooded. FEMA maps the village center as minimal flood hazard, so this is for low lots near the creek.

How much does a new AC cost in Orlean?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.
