What it costs

What a new AC costs in Middleburg.

The same price book our estimator runs on, for a central air conditioner on its own, keeping the furnace you have. A single-stage unit on a small house sits near the bottom; a variable-speed one on a big house, near the top.

The HVAC replacement cost estimator narrows it to your house. Then a tech measures, and you get the installed price in writing before anything is ordered.

With Comfort+ membership at $199 a year, the diagnostic visit is included, and half of each repair bill is banked toward replacing that system, up to $1,500.

What’s different in Middleburg

Middleburg’s AC-only jobs: propane houses, and old ones cooled from the attic.

Of the 927 owner homes in 20117, the Census counts 582 heating with electricity, which out here mostly means a heat pump that cools as well, and its replacement is a heat pump system, $8,499 to $21,650. An air conditioner on its own belongs to the rest: 187 houses on propane and 41 on piped gas, about a quarter of the ZIP, where a furnace does the heating and the cooling is a separate condenser and coil. In those houses a worn air conditioner can be replaced while a furnace that’s still sound stays where it is.

The older houses are a case of their own. Of the ZIP’s 1,416 homes, 333 went up in 1939 or earlier, generations before central air, and in many of them the cooling came later as its own system: an air handler in the attic feeding the bedrooms, with the furnace left alone in the basement. There, replacing the AC can mean the condenser outside and the attic unit together, since the coil lives in that air handler. Ask that the quote name which pieces it covers, and how the new unit gets up the attic stairs.

Inside the Historic District, the outdoor unit is part of what the street sees. The Town’s design guidelines put heating and cooling equipment in the least visible spot beside the house, enclosed by a screen whose material and color suit it, and steer rooftop units off front roofs. The guideline’s own example screen lets air move through it, and that’s the detail to hold onto: a condenser boxed in tight breathes its own hot exhaust and works harder every afternoon. A new unit is the moment to fix a screen that was built too close.

Summers here run a little gentler than out east. The Purcellville co-op, 12 miles north at about Middleburg’s height, logs around 1,050 cooling degree days a year to Dulles Airport’s 1,233, so the new AC gets sized to this house, not to a chart drawn for somewhere hotter. What ends condensers early is weather: gusts near 69 mph put trees down on Washington Street on June 21, 2021, and golf-ball hail fell just northwest of town on June 16, 2016. Where the old unit sat under a big tree, the new one may deserve a better spot.

By the numbers

Middleburg houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

Middleburg

ZIP 20117 as a whole: every Middleburg address, the Town and the farms around it, about a tenth of the land in Fauquier County. The Census place for the Town alone has too few homes for steady figures.

  • Median home built1986 Census
  • Built before 1980about 5 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withelectricity, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • Most homes here heat with electricity, usually a heat pump that also does the cooling; an AC-only swap here is for the gas and propane houses.
  • Bigger single-family houses often run two systems, and each air conditioner is priced on its own.

When it’s time

When a new air conditioner makes sense in Middleburg.

Hail flattened the coil on an old condenser

A few bent fins are cosmetic. A coil hammered flat across its face starves the unit of air, and on a condenser past fifteen that’s usually the end of it. Leave it off, look from a few feet away, and book the $99 diagnostic: it says whether the coil can be combed out and cleaned or the unit needs replacing, with both priced.

It still runs on R-22

An air conditioner put in before 2010 most likely holds R-22, which hasn’t been made since 2020. A leak on one of those usually ends the repair road.

The compressor failed

It’s the pump at the heart of the outdoor unit and its costliest part. Out of warranty on an older unit, the repair can come close to half the price of a new AC, the point where Goodman says replacing may be the better money.

Choosing who installs it

How to pick the best AC replacement company in Middleburg.

Questions to ask anybody who quotes you, us included.

  1. Did they ask which county your house is in?

About a tenth of 20117’s land is in Fauquier County, where swapping an electric appliance for a similar one in the same spot counts as an ordinary repair and a move takes a permit. On the Loudoun side, the County’s fee schedule lists replacing central air conditioning as mechanical permit work, and inside the town limits that permit also needs the Town’s Zoning Location Permit. The quote should say which applies.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Middleburg.

Does a same-spot AC swap in the Historic District need the Town’s approval?

Only if it changes what the street sees. The Town excludes routine maintenance and exact, in-kind replacement from needing a Certificate of Appropriateness. Most new condensers differ in size or shape from the one they replace, so if yours shows from a public street, talk to Planning and Zoning staff before ordering; the application goes in with scale drawings two weeks before the committee’s monthly meeting.

We rent out a Middleburg house. Who decides on the AC?

The owner, since the equipment is yours; the tenant’s part is reporting trouble early, before a weak unit quits in July. About one home in four in 20117 is rented. The $99 diagnostic gives you the repair price and the replacement range in writing to decide from, and if your tenant books the visit, tell us who signs off on the number.

How much does a new AC cost in Middleburg?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.

The range first, then your number.

Call, or send the form at the top. A tech measures the house and puts the installed price in writing before anything is ordered, and if the old AC is worth fixing, you’ll hear that first.
