Reston is heating-and-cooling country for us: HVAC is a bigger share of the work there than in any other town where we work regularly, and so is duct cleaning. Which job a tired outdoor unit turns into depends on the ZIP. In 20190, from Lake Anne to Reston Town Center, 68.9 percent of owners heat with gas, and in 20194 around North Point, 65.6 percent. Those houses keep the furnace and take an AC on its own. Around Hunters Woods and South Lakes in 20191, 59 percent heat with electricity, so the unit out back is usually a heat pump and gets priced as one, $8,499 to $21,650.
North Point and the rest of 20194 went up in a rush: 86 percent of its homes date from the 1980s and 1990s. The builders’ condensers there are long gone, and plenty of the replacements went in before 2010, the year the EPA barred new air conditioners built for R-22. So the unit on the pad now is often a second-generation R-22 condenser, fifteen to twenty years old, feeding a coil on the furnace. Great Falls Crossing, about 500 owner homes with 20194 mail, mostly single-family houses from around 1993, is on the same arc.
Reston Association has a test for the new outdoor unit, and passing it means no application. The unit goes in the approved location, stands no more than four feet tall, and carries acoustical specs equal to or better than the old one’s. Some higher-efficiency condensers stand taller than the 1990s models they replace, so the model gets checked against those three before it’s ordered. Miss any of them in a cluster, and the application needs a cluster officer’s signature and two neighbors’. RA’s Design Review Board can also ask for plantings or a structural screen, provided the tech can still get to the unit.
In 20190, 53 percent of homes sit in condo and apartment buildings and 52 percent of occupied homes are rented, so the AC there often belongs to an owner who lives elsewhere and sits on a pad or roof the association controls. Start with the condo documents and the owner. At a single-family house, a condenser moved to a new spot skips RA’s application only at the rear or side, hidden from view, at least 50 feet from neighboring buildings and 20 feet from the lot line. Fairfax County issues the mechanical permit and wants an A2L certification with any unit on the newer refrigerants.
