What a new AC costs in Triangle.

The same price book our estimator runs on, for a central air conditioner on its own, keeping the furnace you have. A single-stage unit on a small house sits near the bottom; a variable-speed one on a big house, near the top.

What’s different in Triangle

Three Triangle owner homes in four burn gas, so a worn condenser goes alone.

Gas heats 1,574 of Triangle’s 2,089 owner homes, about three in four, so the usual setup is a gas furnace indoors feeding a coil, with a cooling-only condenser in the yard. A worn condenser there gets swapped alone, outdoor unit plus the coil on the furnace. The 466 owner homes on electricity mostly run heat pumps, and those get a heat pump replacement, not this job.

The 2000s subdivisions are where it comes up most. Of the owner homes, 915 went up from 2000 through 2009, and County plats date Moncure Woods, Lionsfield Valley and The Reserve at Potomac Crest to 2004. A condenser set that year probably holds R-22, and any leak on it now runs on reclaimed refrigerant. If the furnace in one of those houses was already replaced and the outdoor unit wasn’t, a new AC is the whole job.

The postwar streets are a different job. Carborough Heights was recorded in 1946 and Mockingbird Heights in 1950, before central air was common, so the cooling came later, its ducts slipped in after the fact through closets and attics. A third condenser on those ducts cools only as well as they let it. The tech measures the airflow first; a back bedroom that never cooled may need duct work more than a bigger unit.

Warm Potomac nights put hours on a Triangle condenser: the Quantico air station, 3.8 miles off, averages a July low of 70.7 degrees and 1,512 cooling degree days a year. Placement matters too. Little Creek floods along Fuller Heights Road, and a June 2018 flood put a car underwater where Route 1 meets Fuller Road, so on low ground the new condenser can sit on a raised stand. Swapped on its old pad for the same type, it’s an ordinary repair to the county, with no permit.

By the numbers

Triangle houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

Triangle

  • Median home built2003 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 5 in 10 Census
  • Most homes aresingle-family houses, about 6 in 10 Census
  • Heated withgas, about 8 in 10 Census
  • Rentedabout 4 in 10 Census
  • A lot of air conditioners here are the builder’s originals, coming up on twenty years.
  • Most heat here is gas, so the usual job is a new AC on the furnace you have, and the real choice is how efficient it should be.

When it’s time

When a new air conditioner makes sense in Triangle.

The 2004 condenser wants refrigerant every June

That’s a leak, and on a unit from Triangle’s 2004 plats it’s most likely R-22, topped up from reclaimed stock each time. Have the $99 diagnostic find it once. If the fix is a coil or a compressor on a unit that age, the money belongs in a new condenser instead.

It still runs on R-22

An air conditioner put in before 2010 most likely holds R-22, which hasn’t been made since 2020. A leak on one of those usually ends the repair road.

It’s still the builder’s AC

A house from the 2000s often cools with the condenser it was built with. Past fifteen years, compressors and fan motors start to go, one after another.

Permits, locally

Who signs off on a new air conditioner in Triangle.

Prince William County

Prince William County lists any work that alters a home’s heating and air conditioning as permit work, but swapping an electric furnace, heat pump or air conditioning condensing unit for the same type of unit in the same spot is an ordinary repair that needs no permit. Source.

Choosing who installs it

How to pick the best AC replacement company in Triangle.

Questions to ask anybody who quotes you, us included.

  1. Will they tell you plainly if 1950s ducts can’t carry the new AC?

A new condenser and coil are rated for a certain airflow, and ducts added to a 1946 or 1950 house often fall short of it. Ask whether they’ll measure the airflow before quoting, and whether the quote names any duct work needed. Learning it after the install means a new AC that can’t deliver.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Triangle.

I own a Triangle rental. When should I replace the AC?

Between leases, if the unit is near the end. More than a third of Triangle’s occupied homes are rented, and an R-22 condenser that dies in July costs a tenant’s patience too. The $99 diagnostic tells you whether it has another summer; if not, schedule the swap for the empty weeks.

Is my Triangle address the county’s or the Town of Dumfries’?

Most are the county’s, and Prince William County keeps a like-for-like condenser on its old pad off its permit list. Some Triangle addresses fall inside the Dumfries town limits, and those go to the Town’s building department instead, so mention the street when you book.

How much does a new AC cost in Triangle?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.
